I could ask two right away. You can write to me, at gmx (de) I have the same name, where exactly this Kreis MKK near FD is located.

I am very, very grateful to you for your advice and tips!

We are currently a bit overwhelmed. What we are missing is a guide "I want to build – what do I have to do and how do I proceed."
All our acquaintances and friends who have built so far have built a prefabricated house without a basement. I am aware that this is the easier option. However, how exactly should we proceed, also so that we do not strain our wallet significantly more than expected?

So far, one always heard that prefabricated house builders are the cheaper choice, which is why we approached them initially. But since there was actually only one who could make us a reasonable offer for our budget, we looked around to see what alternatives there are. With the prefabricated house providers, we have the feeling that our budget is only a guideline for them – we can simply finance more. That they don’t understand that we don’t want to do that is somehow very off-putting, which is why we would like to resort to regional general contractors, also so that we can get an individual plan that fits our concept.

But honestly, we have no idea how exactly to proceed here. Planner? Architect? What is the first step and which ones follow?

I sent you an email, hopefully it arrives

Especially "with no clue," you need someone who professionally first clarifies what "your concept" actually is. Regional GCs usually fit better operationally, but on a sloped plot alone, they are initially only "half the rent."
Where such huge amounts of money lie on the street, the flies also swarm. Or better said, the locusts who buy house provider names with a good ring to them and devour naive builders with myths like purchasing power, serial production know-how, too big to fail, and price guarantee, etc. Unfortunately, too many builders don’t go to an architect – those who do this to "save money" might as well stop the clock, because that would then supposedly save time.

Yes, even twice – but I am replying from another account.

You mean we actually can't avoid an architect?

What do you mean by that?

Excel – or any other arbitrary table – has the advantage that you can list all items found in any Bauhaus diary – the risk of not accounting for an item thus decreases significantly.
You can avoid text comments if instead of "slab," you list the individual items directly, such as excavation, excavation disposal, slab.
It may still not be congruent, but at least it is a comparison of red apple – green apple.

At least due to the property, but that's not a bad thing.

The architect's fee essentially pays for itself – still, many builders think this expense item distances them from implementation. And then they are right in the middle of the savings paradox

I already knew that I wouldn't be able to convert the Excel enthusiasts.
