Then do that. Architects are not only for people who can’t come up with their own floor plans or who want a designer villa. Architects are planning construction supervisors and directors. "Painting" little houses is only a small part of their work. General contractors who plan by themselves like to draw in only the nice things, and all the supply and disposal plumbing is then boxed in with "that’s how we always do it." Also, a "construction manager" of a general contractor who is an architect in that role shares only the name and has a biased, completely different assignment (solve the problems caused by lack of drawings, and make sure defects only become visible after the warranty period). The independent architect avoids botched improvisation through planning. And he knows the characters who deliver solid craftsmanship for a fair price (not only individuals, but also general contractors, whom you definitely should not let "plan" themselves).

We built with a local entrepreneur, and thus managed to start digging the foundation slab in October, and by May 1st the house was ready to move in, though without a basement. The offer was "You’ll be able to pay for it." In the end, we were 10,000 euros cheaper than the calculation (which came after the ceiling was poured). I know the entrepreneur very well, otherwise we would never have made such a deal. In April we looked at the plot, in June signed at the notary, in September submitted the building plans, and on October 1st the excavator arrived. Our acquaintances thought we were crazy. On the one hand, since we are in the budget construction segment (unless you are only building 120 sqm), I would build with the most expensive option here. At least not everything can be the cheapest as with the other one. That way, one can rationalize the decision. In the second aspect, I would build with the one local, because for me that would be practically the best insurance, namely the reputation and standing that could be lost.


What don't you like about that? Because of this truth, we have built a lot of patio doors in the house and didn't pay a cent more.

Hi, it sounds again as if houses always have to be huge. What's so bad about 120 m²? We will also build with a local company in about the same size range (price approx. 270,000 for about 120 m²), basically everything important is included (foundation slab, upscale fittings, KFW55, etc.). Nevertheless, we are calculating with total costs of approx. 390,000 €. Whether everything will work out fine or problems will arise, you only know afterwards. We have a good feeling. But on the topic: I would probably also prefer the local one, as ypg already said, reputation is not unimportant, they also live on word of mouth – how did you come across him? And our builder doesn’t really care about the windows either, he only wants something extra for a large sliding terrace door. Surely he can also react more flexibly, and the local network should not be underestimated. Just ask around the village, everyone here should know him. Regards, Olli

Thank you for all the advice! We will meet again with the local construction company in the coming days and will probably make concrete decisions then. We think we are in good hands with them. Regarding the windows, I just had concerns because I couldn’t imagine that it wouldn’t matter, but it really seems to be that way, which we of course welcome. We are building 145m². Of course, additional costs such as roller shutters, several sockets, larger roof overhang, etc. will be added to the price, but these would also come on top with the other general contractor.
