This statement makes your construction project so interesting. Because you report price increases from 500-600k€ to almost 1 million euros and all that on still the same plot, if I understand correctly. So either you are planning a cash heating system or there are indeed "golden faucets," meaning fittings, added that we would like to see (or have listed). Or you have an architect who is bleeding you dry or you/you all have lost any cost control.

I can understand your personal need for security due to your professional as well as private (virtually sole earner) situation and your building volume. But please do not project that so harshly onto the average employee. The reserves mentioned of 1-2 years' salary are simply dead capital for such people and not feasible with average incomes.

I think we are paying a reasonable price: 340k land (incl. incidental costs), 9k house connections, house 464k (225sqm + 60sqm attic insulated+heated+windows incl. 40sqm garage insulated and heated, skylight), about 40k all architect and engineering costs, 31k kitchen, 9k air conditioning, 30k planned exterior, 10k fireplace, 30k KNX. Currently totals 963k.

In the house there are also windows and doors for 60k and sanitary for 45k (all Villeroy and Boch, for example the round bathtub alone costs nearly 9000 EUR) in total three bathrooms and a large gallery. Also a further large staircase to the attic as well as a balcony including covering. Tiles partially at 80EUR per sqm.

All in all, I think it’s very fair. Especially I am very satisfied with the 40k for the architect. Our neighbors are building for about 1 million and pay alone for the architect >120k.

Regards, Steffen

Ultimately, everyone as they like

@TE: sorry for the off-topic rambling..

The floor plan would be enough for me. It’s simply interesting and reads accordingly. Maybe "pictures" was a bit poorly worded; everyone really decides that according to their own judgment. Still, I’m sure I’m not the only one who enjoyed reading about your construction.
