Sorry if you fail to prove equity capital and squander everything and now approach such a high loan volume with fictitious income that has not yet been flowing, it doesn’t add up for me.

OK thanks for your assessments. I assumed that a rate of a maximum of 1400 euros should be feasible (640 euros current cold rent + 830 euros net additional household income from March). Based on that, I would now have to see how much house is possible.

If you don’t know people personally, you should be careful with terms like "squander."
And fictitious income is a somewhat modest way to put it when there is an existing employment relationship currently paused due to parental leave. Thanks anyway for your opinion.

Is your child already going to [Kita]? Don’t underestimate the [Kita] fees. They can be really expensive ops: I’m crying from my own experience.

Otherwise, I have to ask how big your house will be?! At that price. Especially since you are "only" 3 people, a classic single-family house around 120-130 sqm should be completely enough. If there are no other needs.
And then it quickly becomes significantly cheaper.

Child is already going to daycare, house is currently planned to be 165 sqm. I think that is where the biggest lever is to reduce the price.

The question is how much space you really need. With 130 sqm, 5 rooms without a basement, you will certainly manage with 320-350,000€.
My calculation for this with 60k land in Thuringia is currently at 310k€ with personal contribution.
