When I think about removing the load distribution plate of the old chimney—15-20cm of reinforced concrete with a thick U-beam in front of it. Even with a Hilti TE 60, it took a very long time to break it down small. But sometimes it’s also just “coincidence,” for example, the heating/air conditioning company had to first go through the exterior wall and then through the 24cm thick ring beam of the garage when installing the air conditioner for my in-laws. They had planned it differently, although everything went fairly well in the end. However, if you do a lot yourself, you have to be aware that it comes with many unforeseen difficulties. However, I would quite like the house, and of course, it has a very nice plot. It also seems like some work has been done on the windows, since you can see partly newer-looking plastic windows!?

I would tear down the mini walls in the entrance area, use the living room as a bedroom, the practice as an office, and the toilet. I can well imagine that. There is really a lot of potential in it. Here we have the house that was supposed to be inherited anyway ;) I am also doubting that. To me, it seems that due to, for example, these energy requirements, a lot either becomes expensive, complicated, or cannot be done by oneself. Have the necessary work calculated. Create a schedule. Later, the facade. Financing: only state and use part of your equity. Take advantage of subsidies, put equity and loans in, Dad’s money as a strict reserve.

Yes, something has been done to the windows at some point, but the current owner can no longer remember. Unfortunately, you can notice his age especially in his memory. Since we felt a draft, especially in the conservatory, when we were there, we assume that they need to be renewed. We would take a closer look once we have the keys. By the way, the ceiling height is “only” 2.65m, which is not that high, but since we currently have two at 2.30m, it feels quite different :).

Of course, we do not plan to do everything ourselves, especially heating, tiles, and bathrooms. When it comes to the electrical system, it will only be about pulling the conduits; otherwise, no one will accept it from us.

My dad will invest the money directly into the house. That was his requirement.

Neither of us expects to move in in 2025, and we are relaxed about that. We really like doing things ourselves and have done a lot. Yes, not professionally, but we have accompanied craftsmen on construction sites. A few years ago, my husband also laid electrical cables twice, and they were only connected by the electrician. But he no longer does this due to liability, and that is okay. And if in the end we don't have enough strength, we will buy the services, if necessary I will scale back professionally; as a childcare worker, I am very flexible.

I am nervous when I look at the costs, also the unpredictability of what the renovation will cost us in 2024, but it is already nice that I am getting rather positive feedback here.

What do you mean by that?

Do you mean it like that? Remove the walls in red? I understand why one would come to that conclusion. Actually, there are two or three steps in between. So between the entrance and then the basement. And there is no partition wall but only the stairs as a boundary. But I would also open up the room towards the hallway. What is the bedroom? Bedroom?

Unfortunately, there is no floor plan left of the house. This is all they have. I will call the land registry office, maybe they still have something in the archive.

Kbt09, you had asked why we would remove the stairs to the attic. Because upstairs it is insanely tight due to the stairs and the attic itself is also very cramped and low. It will probably just be used to store Christmas decorations and a few children's items - nothing more. And then we would have much more space in the hallway in everyday life. Right now, two people cannot pass each other.

Building, not cadastral. For the building application, the set of drawings had to be complete, and after 1953 the archive was no longer bombed out. A power of attorney from the seller might be a shorter way to access the files than arguing with the building authority about one's own legitimacy (the clerks are very variably overly cautious, awareness of data protection is increasing).
And, as said: sections are no less important than floor plans.
