Purchase opportunity for an old building from 1953, assistance with evaluation

I'll play the devil's advocate: Of the 300k, 175,500€ are attributed to the land value, leaving 124,500€ for an unrenovated house, in which nothing has ever been done except the roof. Unfortunately, you don't say anything about the extensions, so I'll assume the 100m² living space. That makes 1,245€/sqm of living space for... uh... what value? Don't get me wrong, I don't want to talk you out of the house, I can read that you want it and it apparently suits you. But for me, the value corresponding to the 124,500€ would be missing here.

All right, then I will submit the information accordingly. We had our second viewing today and have only just now gotten access to the documents.

By no means do we want to simply replace everything, but if the pipes are that old, some of the windows and doors are broken/frosted, the carpets are about 50 years old, and the electrical wiring is still two-core, then I don’t think there is any question that it needs to be redone. The oil heating system is already 25 years old.

I’m not exactly sure if it is an asbestos facade, but that was the suspicion of the building inspector who was there a year ago. (Not commissioned by us, but by my colleague’s sister who also wanted to buy the house at that time).
I will make the changes to the floor plan as soon as I have put the children to bed.

Oh, the picture with the description is the exposé from 1970, when the house was sold to the current owner.

Ok, so 180m² of living space. Judging by the pictures, I would assume that you will practically redo everything. For that, I would roughly plan €2,000/m², so an additional €360,000 on top. Now the question is whether the modernized house is worth €660,000 to you (with potential cost increases if problems arise during the renovation or because €2,000/m² is not enough)...

I see it similarly. With this house, you either have to be willing to spend the 400k described above to redo the heating, windows, pipes, flooring, electrical work, etc., or you simply build yourselves a nice new building with that budget. Because I’m at least observing now that many plots (also with price corrections of -20%) are coming onto the market again. You should take a look in the next few months and then strike. Because for that price you would also get your 130-140m2 new build. And not an old house with this building fabric.

The total living area is 140 sqm, of which the practice occupies 40 sqm.

New construction is off the table; for a plot of land, we are paying here between 200,000 (steep slope in combination with slippery soil) and 350,000 (still a slope but not as bad), and then the plots are “only” between 500 and 750 sqm in size.

With the existing building we now have in sight, we could even pursue our hobby of archery due to the large plot. The plot is already leveled and the retaining wall is also in place (however, it belongs to the city and therefore does not burden our budget).
A new build would never be cheaper. We have already discussed this with a prefabricated house company and a timber construction company.

The only alternative would be giving up the house space if it is not financially feasible for us or hoping for an alternative if house prices actually fall further.
