Again regarding the heating, since we also have a [Bausparvertrag] that will mature in 2 years with a [Bausparsumme] of 25,000€, the heating would already be largely covered by it! Since the house is already a low-energy house, according to initial research it should be enough to replace the radiators with low-temperature radiators, which should also make a heat pump possible. It is not due yet and I still have plenty of time to think about it, who knows what our Green government will still pull out of the hat! I always wonder where all the electricity is supposed to come from, but let's leave it at that, otherwise it will get too political!

Quite simply, 20000 liter tank means high consumption, 3000 liter tank means low consumption :-)

Real estate is already getting cheaper, no need to speculate much. And a house is not an inflation hedge, especially not at the turning point of a real estate cycle. The only correct consideration - if you currently have enough money for the luxury, you can go for it.

What would be a reasonable value in this calculation? For new builds, we like to use 3000€/m², "formerly" 2000-2500€/m². But how do you assess the "wear and tear" for a 15-20 year old house?

I cannot put that into numbers. With an existing property, many factors come into play such as garage, cellar, garden or outdoor facilities, condition and above all location, location, location in the personal evaluation.

Given the age of the house, I would also take building reserves seriously.

The question is how well the house can be resold to third parties.

Hello, I'm getting back to you again! The notarized contract and construction financing were signed in mid-August! We are currently still waiting for the documents from the land registry office; the notary apparently wasn't really in a hurry, so the application was only submitted to the land registry office 3 days ago. Does anyone have an idea how much a notary confirmation for the land charge costs? That could speed up the loan disbursement, and we wouldn't have to wait another 4 weeks for the land registry office! I am also currently not sure how best to secure my loan after the fixed interest period of 20 years! Either I realize it through special repayments or through a building society savings contract! How did you solve that?
