So, a "ranking certificate" from the notary for the bank costs about 0.1 to 0.3 times the cost of the land charge registration. That means it depends on the amount. So, expect around €150-300.

If you have money for special repayments, why don't you just increase the repayment rate directly (with 3.5% interest, that's not a bad return with compound interest - €200 more repayment per month is about €64,000 in 20 years)? Money for special repayments is often spent on other things. I would first not "do" anything, but calculate. What is my remaining debt after 20 years? What can happen with the interest rate by then if I need follow-up financing? Will I still be living there then – I read on the first page about a small house of 115 sqm? What happens if you want a second child or have twins?

The notary is an absolute disaster, I’m going there Monday! After repeatedly insisting, the priority notice is there, but the person from the notary said we still need the clearance certificate from the tax office, otherwise there will be no payment request etc., the bank only wants a notary confirmation and a document that the land charge was registered by the notary (ranking certificate??)! After I found out from the tax office that they have a mountain of work (as always) and we can expect processing earliest in 4-6 weeks, that means we would comfortably have to wait another 8 weeks before we can even think about paying… maybe even longer! Is that correct? Or is the process nonsense?

The notary confirmation is the Rangattest. The deed is the enforceable version of the land charge order – basically the document you signed during the land charge notarization.

4-8 weeks is normal. It has nothing to do with an unusually high workload.

It depends on what is stated in the purchase agreement. If the certificate of no objection (= certificate from the tax office that the real estate transfer tax has been paid) is not explicitly a condition, then earlier is also possible.
However, without this certificate, you will not become the owner in the land register. That is a prerequisite for the ownership transfer.

Yes, that is the completely normal process.

If you sign the purchase agreement in mid-August, I would also expect the earliest purchase price due date to be 09/30. That is a completely normal timeframe for you.

That it is required is clear to me so far, for the final entry in the land register. However, this does not matter initially for the disbursement of the loan. The purchase contract states: The purchase price must be paid to the seller 14 days after sending a written notification from the notary... if the following conditions are met:
- priority notice of conveyance...
- pre-emption rights...
