And the questions about the house are asked face to face, not in writing. If you ask too complicated questions about a used property (e.g., keep harping on the manufacturer), then you are already in the last league with him. You basically have to know in advance what defects there could be and have your personal expert at hand.

Basically, call first! Some agents will tell you on the phone to please fill out the contact form in writing first (and yes, they want to know your phone number, among other things), but this way you already get some information and get yourself into the game. Anyone who "hesitates" and wants to correspond back and forth for a long time has lost. Good properties, at least here, either go under the table immediately = to relatives, acquaintances, work colleagues, clubmates, etc., or in the rare cases where the sellers don’t live locally and word of mouth doesn’t work so well, they are online for a maximum of one week.

Sending an extensive introduction of yourself by email (which is not even asked for), while at the same time not leaving a phone number, doesn’t really fit together.



That is quite common. Before there is further info like the address, etc., you have to assure that in the event of a successful purchase (and only then!) you will pay the commission. This is not yet a valid contract from which payment claims arise.



You could have saved all that for the viewing appointment. Too early at this point.



What is usual often simply depends on the location (and the desperation of the buyers). In Munich, interested parties sometimes outbid each other already at the first (mass) viewing. Whether that is sensible is another question.

Addition: Only strike when you’re at the property and THEN at the realtor ;)

I would recommend writing short and clear sentences, because even a real estate agent has no interest in reading forever with many inquiries, and so your mobile number, which is somewhere at the bottom or in the middle on page 5, was overlooked.

I wrote an email in the evening about our property because I hadn't discovered it during opening hours. Then I called the realtor first thing in the morning. Luckily, since we were the first in the morning, he assured me that we would get it if we took it. He kept his word, even though there were other interested parties.

We also had bad luck with a private sale when the seller suddenly said in the middle, "Oh, now three more people are bidding higher than you." I personally think that's the worst, but there's not much you can do about it.

Plots of land are quite sought after and you have to be quick, but also settle all important matters. It's a balancing act. In the end, it means keeping calm; if you have a reputable seller, they will let you clear up all uncertainties before you buy the property.
