Purchase of an existing property - Best way to proceed? Tips?

We also have a seller's market here and I'll tell you how we got our house: The property was listed for 10 minutes, I called immediately (keyword: set up a search order on all common portals), as soon as I got the agent on the line, I expressed purchase interest right away, took the first possible viewing appointment, during this appointment immediately expressed definitive purchase interest again, of course promptly filled out all the agent's paperwork beforehand (don't wait, always do everything immediately), we were also the first with a financing commitment (thanks again to Ing-Diba for the speed, I can only say), called repeatedly in between and gave updates to the bank, took the earliest notary appointment, asked no questions, once the notary appointment was set, took a building surveyor along for a quick look, signed at the notary. I'm telling you, I really gave it my all and so did my husband. We also had the sweet kids with us at the appointment^^. In short: we stuck to the agent like glue ;). Our house was only listed for a few days, there were viewings for 2 days and no more, after that he had a folder full of applications. But it was worth it! We didn’t even have to pay extra, although that is quite common here.

That's right. Don't hesitate. You have to know what you want.
And you can usually accept one or the other drawback quite well.

Only bring in the expert once you have the cat in the bag..... a reputable seller has no problem with that......

And in the first meetings always say nicely: this is a great house, I definitely want it, you can always cancel.

Crazy how this seller market has developed.
When we bought 4 years ago, I was with a measuring device (moisture & heat) and looked & measured very critically in all, but really all corners of the house.
The agent and seller were not thrilled, but in the end it worked out anyway.
I would never have praised the house excessively at a viewing (when I hardly know it yet! And especially still want to negotiate the price...)

Well, that's unfortunately how it is.... already had the issue after viewings that all 5 interested parties should submit bids in an envelope.... yeah, right....

Bad, bad.
That's probably when buying a house finally becomes fun for the first time after the notary appointment ;)
