The realtor will not want to risk his commission. That's why he probably won't be an advocate

And you think that if you build a million-dollar project with architects there will be no unforeseeable costs? Honestly?

I appreciate your sense of irony. Of course, I am aware that there will be many little stumbling blocks in this project. However, I am very careful and despite the high project volume, I am not the type to close my eyes and give up my vigilance.

5k here, 5k there, 5k left, 5k right add up in the end.

A certain degree of caution in the budget area is of course clearly sensible. But the tanks were inside the house, emptied by a professional company, where do you see the major risks there?

Of course, you can cautiously bring it up and express your concerns, whether they will agree to such a clause you will then see. But you should have weighed for yourself in advance what you will do if they do not want such a clause. Which is also understandable, since they basically should have no knowledge of what happened on the property.

But you certainly visited the property, did anything catch your attention? Based on the descriptions, I would at least assess the risk of contamination from the oil tanks as rather low.

I know someone who recently had soil contaminated with oil in the Munich surrounding area. Apparently, something was washed in there due to flooding. The soil then had to be temporarily stored at a special landfill, was examined there and then taken away depending on the degree of contamination. These were additional costs of about € 10,000.00. However, the entire excavation was affected.

I'll get to the point.
Finally, another independent question:
Along the property line there is an old overhead power line. See picture. This once supplied my old building (no longer necessary today) and still supplies a house on the other side of the street. Since I no longer need this line, I would like to have it removed up to the next pole (see front left).
Do you have any experience with this and what costs should be expected? Is this handled by the power provider or the building authority?

We have something similar on our property, the neighboring houses also have overhead lines that we actually do not want and do not want to see.
I called the local provider and arranged a non-binding appointment at the property with them.
During the appointment it turned out that what is not needed will be removed and the neighbor’s line can be set up on a new pole at the end of the property, which we have to pay for. The guy said costs for removal of everything and new pole + new connections were estimated at around €1,500 - 2,000.
Thus, we would get rid of the old overhead lines, only the one to the neighbor would remain and this would be out of our field of view if we allow the new pole to be installed.
Of course, it depends on what kind of person you get, but I would just make a non-binding appointment with the local power supplier so that everything can be discussed.

Best regards
Andreas
