Curious... is this a completely new build?

- Why is there a staircase in the dressing room?
- The bathroom upstairs would be a bit too narrow for my taste in terms of furnishing
- Living area too small
- Hallway too big
- What is your intention with the storage room?
- What is your plan for the kitchen? Do I have to carry the noodles across the whole kitchen to drain them!?
- I assume the second car in the garage is a Smart?
- How did you envision the concept? A shell? With 24 cm aerated concrete, you won’t meet the energy-saving ordinance this way – unclear if there are exemptions for that!?
- Bathroom as a passage room to the roof terrace?
- Long pipe runs!
- I would guess this will be very expensive

In summary: very curious, expensive, partly not functional, core areas small, others very large... I like the basic concept, but rather not the implementation.

That is quite a statement, that children don't need to be considered. Because my thoughts have just been circling around how that might be planned.

I'll take a look at the room program:


    [*]Kitchen .. big but impractically planned. Distance between sink / cooking / unmotivated island in the middle of the room, etc. You really don't know right away where to place the fridge most practically. Here some information about your cooking habits would be useful. Together? With friends? Etc.

    [*]Huge room .. absolutely fine if you have a lot of guests (is that the case?)
    [*]Large living room .. I like the separation itself
    [*]Access to extension storage room from the kitchen .. 188 cm is really not deep. You write that you also want to store grill, presumably lawnmower etc. in there. In winter the outdoor seating group(s)? For purely kitchen and pantry storage, however, the room is too large and for beverage crates etc. really absolutely impractical in relation to the arrival point, the car.
    [*]Guest room/ironing room ... do you have that many guests? Possibly also consider moving the guest room upstairs and planning an office here instead. Especially if you also do home office. Then the way to the coffee is not so far ;)

    [*]Fitness room .. if fitness is important to you, I find it almost too small. I could imagine a combination with the guest room here. Skillfully separable so that in case of sale, together with the guest bathroom, a parent’s suite with sleeping, dressing, bathroom can be created here
    [*]Technical/utility room probably fits .. question is, are washing machine and co well placed there? Maybe rather upstairs?
    [*]Upstairs then bedroom OK, sufficient and fits, except the balcony access

    [*]Closet room I find too small, especially since the pull-down stairs are supposed to be there
    [*]Private room wife .. ok
    [*]Office room .. ok in size
    [*]Bathroom .. true, the 208 cm are from the office .. but I still find it too narrow, especially with your other room program. And then immediately the privacy wall opposite the entrance door ;). The nice thing about a walk-in shower is also generosity and I think 100 cm width should be indulged

    [*]And then the attic .. again huge storage space .. what is supposed to go there?


Basically, I could imagine the garage with adjacent storage room for garden things, etc. far left in the west, then a kind of connecting building, and then the main house. That way, the east side could be reintegrated.

Need usually comes suddenly. You just need to fall ill downstairs somehow and sitz baths become necessary. But where? In the shower? In a large bowl? I'm not talking about age-related ailments that develop gradually, but about conditions that arise suddenly overnight.

Okay, only 2 people (in an emergency you have two rooms upstairs), but then I would plan it like this: wife's domain, as she likes (would be curious to know how and for what ;)) and dressing room planned properly as a real dressing room. If I could, my dressing room would have nice drawers, my husband could pass me by and in the middle there would be a dresser for folding... a small sofa wouldn't be bad either :D

Let's be frank: You don't have to worry about the 1000(0) € now... the house will be quite something, but then not cut down on the must-haves with reduced sqm...?!


Yes, I know the idea, but with all the little windows it can all become too boxy, restless... for the eye and for the mind.





Too narrow and too long. The wife goes in, wants to get the deep fryer or the bread maker from the cupboard, but can’t because it’s too tight. You come to help and can’t either because everything is too narrow. Shorten and widen. No: not square, but an adequate area between the shelves.



That’s right. A kitchen should be planned like the house. It’s also about short working paths between cleaning, preparation, and storage.



Grease splatters on the wall or grease splatters behind the cooktop on the countertop? It doesn’t matter :)

I would let the architect work for a bit: driveway and entrance from the same side and reconsider our concerns and plan it according to your requirements. And if a lot of the house is rotated by 90 degrees, that wouldn’t be bad either.

Something good will definitely come of it if you don’t skimp on the marked areas and overplan the kitchen. Do you cook currently? I mean: the mental walk from stove to sink already leaves a skid mark on the floor.
