Yes, the calculation is basically sensible and sufficiently conservative. Besides the personal contribution, there are several possibilities to reduce costs:

A smart floor plan without frills that optimizes the square meter at the desired functionality (although a square floor plan usually has the best price per square meter, square meters are not performance. So, in terms of price-performance ratio, the price per square meter, which is great for rough cost estimation, is no longer the decisive benchmark.)
2. A pragmatic choice of materials – good doesn’t always have to be expensive.
3. Clear priorities and rather realize well what is really important instead of chasing optical fashion wishes like, for example, a walk-in closet that then turns out impractically narrow or a pantry that is painfully squeezed into the ground floor...
4. Not wanting everything to be perfect right from the start. Does the garage have to stand there immediately? Does the outdoor area have to be perfectly styled at move-in? Is a representative fence around the property necessary?
5. See what’s happening on the market and engage with providers using new technology. As a reference customer, you can get a good deal and can quite confidently rely on everything being arranged to ensure a successful market entry. Some technologies are subsidized. I would take a look in the direction of the trend of "serial building," but I don’t know the details. However, this is not for people with an exaggerated need for security or pessimists.
