Prefabricated house construction in Berlin, experiences?

We don’t want to limit ourselves too strictly either, but in the southwest the plots tend to go for 400k and up. In the south there is the airport, so there is cheap land but also noise pollution. For us it would probably be more the north (Pankow, Französisch Buchholz), northeast (Alt-Hohenschönhausen) or east (Biesdorf, Mahlsdorf). There are still some you can get for 200-300k. Where you also don’t have to tear down a whole house etc.

After looking more closely the last few days, the costs seem to tend more toward 750k-800k if you include all costs. Land, house, foundation slab, architect, earthworks, taxes, notary, etc. (without carport, outdoor facilities, we’ll do that later) of course all variable, but there are always some unforeseen costs and I prefer to calculate 50k more than too little.

how far along are your plans? Do you also want to build a prefab house? What size?

Has the old building always been ready for demolition until now? So you also don’t have a specific plot yet, and you could also look for one together for a semi-detached house (?) Why is it specifically a "prefab" house for you?

Well, and the idea... ... have already had several, but the carport and paving budget can't just be quickly added to the account like that. You also don't want to wait years for your terrace, but use it. No paving means a lot of dirt inside the house. In addition, you get many things cheaper if you have the earthworks contractor do the base for the platforms right away. Since you are still quite early in the search and, as you said yourself, are looking in an area where it is very expensive, I advise you to expect 2-3 years until you have found something suitable to build on. In the first year you still have demands... I wouldn't restrict myself already now – the easing will come anyway, including the willingness to buy a developer's house.

Look towards Stahnsdorf. There are plots within the desired price range and an S-Bahn station.

The latter, however, only if you wait many more years. The plan is 2032. Anyone who has followed the construction of BER knows when that will happen.

Oh, you don't bring in professionals of Mehdorn's caliber just for such a development project.
