In any case, the value of your property will increase when an S-Bahn arrives in a few years and you don’t have to pay for the S-Bahn station connection immediately. That’s quite charming. The increase in value compensates for a small electric vehicle with which you travel to an S-Bahn station.

We are really still at the very beginning. We set a budget of 700k because we don’t want to become slaves to our own property and only live for that. Right now we are currently trying to get a feel for the market and acquire the relevant knowledge; unfortunately, we don’t bring too much knowledge in this area. Based on that, we would then decide whether a detached house is even realistic, or if rather a semi-detached house or condominium fits within our budget.

The southwest is of course quite expensive. Ludwigsfelde, Großbeeren, Blankenfelde-Mahlow, Rangsdorf, Zeuthen or within Berlin Marienfelde etc. are more relevant there. Sure, you hear airplanes now and then, but that was all still quite acceptable. At the moment we do not want to exclude any area completely.

The single-family houses in the eastern part are either younger than 30 years or almost 100 years old. During the war and in GDR times, almost no single-family houses were built. In the new houses, the owners change quite often. Available plots are very rare, and when they exist, they often come with old garden sheds which the grandchildren sell because there is no money to build. BORIS 700 €/sqm

That is a very sensible basic attitude! I see you and (possibly together?) building a semi-detached house (see also - external - "A semi-detached house has TWO halves") under joint management. Berlin is (like Munich and Stuttgart) an expensive place, where detached single-family homes have become an illusory luxury for average earners. My "usual suspects" for developer projects "are dying like flies," so your respective choices in Berlin and the surrounding area are probably more or less limited to Brale. I haven't refreshed my overview of what they currently have on the table for a while. The potential sites for their projects are also currently quite scarce. Therefore, I see it as much more likely and quicker for you to find plots that would be too expensive for you individually but offer enough space for a semi-detached house. In the current economic situation, at least in metropolitan areas, the semi-detached house built jointly with neighbors is the form of construction of the hour. In this process, you plan and at least roughly build a semi-detached house together. Choose a suitable house profile. Suitable templates can be found with all the "usual suspects," regardless of whether they would also be an option for you as entrepreneurs – so also Weisenburger / Wengerter / Werner, Traumhaus/Hildmann, or the unfortunately bankrupt provider Tecklenburg. I would be happy to advise you on this project.

Yes, the question of who serves whom is important to clarify. For me, a house or an apartment is a shell for my life. And I like beautiful things, so also beautiful shells. Beauty is luxury, from which I try to remain independent while still enjoying it. We managed quite well with our house and enjoy living in it very much. When we lived in a small apartment, we also had good and happy times. Building a house does not bring happiness that one does not already carry within oneself. Therefore, it is not worth overextending oneself for it.

Then include the periphery in the S-Bahn area. It is not "cheap," but considerably more affordable than the city center. Hönow, Neuenhagen, Hoppegarten, etc. There is definitely still potential here. Great connection to B1, the highway, S-Bahn. Sure, the travel time to the city increases, but in the evening you have peace and are quickly at the lake :) (Source: Our region for 8 years)
