We don’t want to commit too much, but in the southwest, plots usually go for 400k and more. In the south there is the airport, so there is cheap land but also noise pollution. For us it would probably be more like north (Pankow, Französisch Buchholz), northeast (Alt-Hohenschönhausen) or east (Biesdorf, Mahlsdorf). There are still some you can get for 200-300k. Where you also don’t have to tear down an entire house and so on.
After looking again these last days, the costs seem to tend more towards 750k-800k when you include all costs. Plot, house, foundation slab, architect, earthworks, taxes, notary etc. (without carport, outdoor facilities, we will do those later) of course all variable, but there are always some unforeseen costs and I’d rather calculate 50k more than too little.
how far along are your plans? Do you also want to build a prefabricated house? What size?
We are really still at the very beginning. We set a budget of 700k because we don’t want to become slaves to our own property and only live for that. Right now we are currently trying to get a feel for the market and acquire the relevant knowledge; unfortunately, we don’t bring too much knowledge in this area. Based on that, we would then decide whether a detached house is even realistic, or if rather a semi-detached house or condominium fits within our budget.
The southwest is of course quite expensive. Ludwigsfelde, Großbeeren, Blankenfelde-Mahlow, Rangsdorf, Zeuthen or within Berlin Marienfelde etc. are more relevant there. Sure, you hear airplanes now and then, but that was all still quite acceptable. At the moment we do not want to exclude any area completely.
