Plots in Cologne only through developers?

That is sheer horror.

Then I give up on building & ownership if nothing more than a run-of-the-mill developer house is possible. I can also rent a run-of-the-mill place, and if I ever want something a bit better, I can have it within a three-month period....

I think the energy spent searching for a tear-down house can be saved, since it is usually absolutely uneconomical and priced rock-bottom.... and if there is ever a bargain (plot of land with a reasonable price), the industry professionals are faster than me.....

Rings nicely in the city treasury. Two transfers of ownership mean twice the real estate transfer tax, right? And when selling to a private person, significantly more tax is due because the entire project is used as the basis for the calculation

In K.-Zündorf, a plot of land is currently on offer, which is being traded at more than a 20% premium over the standard land value. I have the impression that such a premium is unavoidable nowadays (if there is simply nothing from the city) or do you assess this differently and consider it overpriced? The plot is located in the immediate vicinity of the KVB terminus Zündorf - actually quite well connected. By far not the dream location in Cologne but even with an inflated standard land value not so bad compared to everything in the popular neighborhoods. On the other hand, there is almost twice as much space on the left bank for the land designated for development (where, however, in case of doubt, one may have to wait 5 years or longer....).

Hello Kati, last year we purchased an undeveloped plot exactly where you are also looking. For this, we ourselves placed ads in daily newspapers etc. Not all sellers have to sell and not everyone is active on real estate portals on the internet. But an ad on the weekend can also reach this target group. Good luck and success to you!

Well, K-Zündorf is really not a prime location. And 20% above the standard land value is not uncommon either. You don’t have to look in K for that.

Supply and demand determine the price. Yesterday, the study by the IVD on real estate prices was published. For Cologne, I now only have the price increase for condominiums: +15% (2nd place in Germany for the price increase). In general, single-family houses in major cities have become almost 6% more expensive.

At the same time, a large real estate lending platform for financial service providers reported new record figures... At least for the near future, no trend reversal is in sight.
