I have never understood what is so attractive about Rodenkirchen ... or also Meerbusch-Büderich ... Rhineland greetings

Och Rodenkirchen has its charm... Close to the Rhine, tram to the city center, there is also a small "downtown." Actually, the same applies almost to Büderich, but for that, you also get the low-flyers for free.

I don’t understand either why one should pay so much there. Then a thousand times better Weiden & Lövenich at lower conditions. The best location from my point of view is either Müngersdorf or Lindenthal-Deckstein – both only feasible in the next life.

Meerbusch-Büderich is, apart from the aircraft noise, which in turn is a deal breaker, a good option in my opinion. From there, you can reach Düsseldorf city center faster than from many Düsseldorf districts.

What was written about Zündorf – not a top location but slowly one really has to ask where to build at all anymore. We have already budgeted in the lower seven-figure range but even with that it’s tight in the better locations unless you want to pay €1.5 million and more.

No idea. A developer house is definitely out of the question. And a demolition house that costs 30-40% more than the standard land value doesn’t work either. Before making compromises on the property itself, the location must be the compromise if necessary. But what I saw on Google Streetview about the plot in Zündorf is actually borderline – at least for that price.

I have been thinking about it for two days (and sleepless nights ) to take the risk with the land with development potential in Rondorf. The location would be perfect. It’s just uncertain when building can start, since a bypass road has to be realized first. But since Cologne is under huge pressure to create new building areas, I am very confident that it will happen within 2-5 years. Assessment from local politics.

I was thinking of the possibility to start building from then on.....

But it remains a hot potato, that’s clear. Possibly the only chance to ever be able to build yourself.

A topic that fits us like a glove. We have been searching intensively for more than a year for the possibility of an existing property or a plot of land in(around) Cologne. So far, we have been renting in Braunsfeld – it is very good there, but in the long run simply uneconomical due to the exorbitant rental costs. An own house in the good areas of Braunsfeld/Lindenthal/Junckersdorf/Müngersdorf is financially, as mentioned above, completely out of reach. We then also tried further outside, for example in Puhlheim (Planetenviertel). That was obviously more than naive, since we got so far back on the waiting list there... Additionally, we were willing to buy existing properties in the outer west of Cologne at definitely excessive prices (including twice in Königsdorf), which, however, fell through for different reasons each time. It was not meant to be... Well, now we will change sides of the Rhine and move to Lev. Without a developer, it didn’t work out there either, but in our opinion the equivalent value is still better than the previous offers in Cologne. The infrastructure just has to fit – and for us it does, thanks to direct rail connection to the workplace in Cologne, or workplace in Lev in the case of my wife. However, the fact that it is apparently hardly possible anymore for private individuals (not multimillionaires) to get a financeable building plot in Cologne is a very sad development.
