Plots in Cologne only through developers?

kati79, where exactly did you call? That is really a piece of bad news. Do they now only want standard developer houses? If that's true, it's like a slap in the face. That makes the issue of land under expectation even more interesting. However, it is also a high risk, because if money is invested there, it will be missing elsewhere, should the land development not happen within the next few years.....

The distance to the center is not everything. Not everyone works in the center, and other factors can certainly play a role besides just the distance or travel time to the center.

Well, I actually want to be "on the right bank" on the schääl sick. But if a child comes along, everything still has to be manageable, just as hotzenplotz writes. Nowadays, a woman cannot afford to stay at home with the child. Both partners have to pitch in.

here is an excerpt from the email I received in response to my property inquiry:

I ask you to independently check our property and real estate service regarding new plots. You can also find information about the current allocation procedure there. Basically, it should be noted that it is currently planned to work only with investors/developers in future building areas. These will then market the developed plots independently at the appropriate time.
In the future, therefore, our former service of the information letter will no longer be available to you. The city of Cologne will no longer notify you by letter about the marketing of plots in new building areas. There will therefore be no more interested parties list at the city for the time being.

Sure. But you do make sure that you can get to work easily. Of course, that's not everything. Even if I worked in K-Süden, I wouldn't move to K-Meschenich.

Oh man, that really knocked me off my feet. I think the least they could have done was to inform the registered citizens about this change.

The dream of an "affordable" municipal plot is over. So I guess it's a matter of weighing whether to buy an absolutely overpriced plot from a private party (possibly with an old building). I don't think that will be feasible under the given conditions....

Still, thanks; good that I know this now; otherwise we might have waited hopefully for several years until the area is established and then been disappointed.....

By the end of the year, the decision will probably be final as to whether it remains or not. I also found it quite a bombshell. Not exactly a citizen-friendly decision. I would suspect the effort for the city is simply too high.

Good morning,

this development has been emerging for a long time; in Düsseldorf, the entire site of the former Gerresheimer glassworks was handed over to an investor from Frankfurt. I have not received any notifications from Frankfurt for years about potential opportunities to market smaller parcels. The danger I see in this development is: on the one hand, diversity is being lost, and on the other hand, municipalities receive a uniform appearance where the individual will be left behind. It remains to be seen how the competition will react to this development.

In response to this, we expanded our business field long ago to include the development of smaller properties; these are uninteresting for large investors and allow us to continue doing our job in terms of new construction; however, we remain regional. Recently, we have also included the renovation of existing buildings in our offering; we have built up 4 references. This area of business will grow, since not every old building necessarily has to fall victim to the wrecking ball.

For classic home builders, this development ultimately means having to commit to one investor (new development areas), regularly becoming a guest at the land registry office, or looking for buildings ready for demolition. I also suspect that prices will continue to rise even in the latter area; house owners also read newspapers.
