Plots in Cologne only through developers?

Do you at least have a developer with whom you can design the floor plan yourself? Usually, that's not the case and you have to buy a standard off-the-shelf house and have little influence on the building materials, etc. We definitely aren't doing that.

Did you also look in the Bergisches area towards Odenthal? For us, it remains on the left bank of the Rhine (although Zündorf was also possible technically for commuting, but unfortunately the micro-location doesn't fit at all), since my job is in the south of Cologne and I don't want to drive via Heumar.

It's a pity, maybe together we could have taken the risk with the land designated for building and bought the plot in Rondorf and split it later.....

I am building with a developer and had complete freedom in the floor plan selection and the entire interior construction. However, I could not choose the materials during the shell construction, but the company knows better about that than I do.

Ok, that is at least something. But I assume that one is very limited in details like window size, home technology, etc., right? And if not, then you have to pay a horrendous extra charge for everything....

Yes, the window size was predetermined. However, it fit with us because all were large floor-to-ceiling windows. For building services, district heating was specified by the development plan. Electricity and roller shutters, etc. were completely up to us to plan. Surcharges for extras were quite high, but that’s the price we pay to live in the city and not in the countryside. But the house also fit well, otherwise we would have continued looking.

Ah ok. We only want floor-to-ceiling at the patio door, if possible. Neither of us likes floor-to-ceiling windows.
