That also means the teenager or maybe a young adult in their early 20s who still lives at home because of training or something has to always go through your bedroom if their job is to start the washing machine.

And, no shower in "my" main bathroom .. have you really thought that through well?

: this is the site plan from the surveyor that Heinz von Heiden needs for the planning. However, this will only take place in the next 3-4 months. I will post it here then. The green area is the building structure, next to it is the pit. Utilities as lines for water (dark blue), sewage (brown), rainwater (light blue), electricity are already on the property, the driveway is already there. Additional garage or carport will only come if there is money left, we can currently do without it. Our cars (24 years old, 13 years old) always stand outside here in Dresden. The terrace and the living room with window area are deliberately oriented northwest because the sun comes from 3 p.m. and stays until sunset, plus there is the field and forest view at the back. In the morning we are at work and a south orientation heats up the house. The front door and the street are on the south side. As more and more is planned, I will also post better plans here. For now it should only serve as a rough orientation :)

Since in our regions the really hot summer days, despite climate change, are still absolutely in the minority compared to autumn/winter/spring days, one should think carefully again whether it might be better to use the supportive warmth from sunlight for main living spaces. I enjoy my east/south living/cooking room.

Laundry is done by mom.
Shower only on the ground floor is well thought out, yes, it costs an extra 4,000€ in the main bathroom upstairs. One extra here and one extra there adds up and many quickly end up paying 10-20% more than planned. We deliberately keep many things simple, the upgrade will "only" cost us 1,500€ extra. You can do that online with Heinz von Heiden. That's all money you first have to earn. We rather focus on living space, 2 full floors, underfloor heating, controlled residential ventilation, window front. The small details are not so important to us. Standard white windows, standard doors, standard sanitary fittings, standard roof tiles, standard stairs, etc.
The kitchen will be a used, almost new one from eBay Kleinanzeigen. I buy floors and tiles from classifieds. Occasionally people sell new stuff they no longer need because they changed their mind, for a fraction of the original price.

In case you don't know yet. The standard staircase is untreated. (Unless something has changed in the meantime) Better to have it finished by the staircase company, it's cheaper. And don't forget the continuous strike plate on the front door. It was only a 40€ surcharge back then. It looks better.

In this matter, I agree with you. But I wouldn't build my terrace facing south towards the main street if I have a fantastic forest and field view to the north :D

: I'll keep the closing sheet in mind, thanks. We are taking the steel staircase with wooden treads. Yes, I have read that it is only primed. My plan was to have the steel frame powder-coated in Dresden. Otherwise, let's see what the stair builder wants additionally. If necessary, I also have a compressor and painting materials here.
