Not everyone has inherited a million-dollar property in Bavaria. The prices mentioned by the OP in the initial post are really extremely cheap for today’s standards. You definitely have to make some compromises in some areas. I can well imagine that moving into your own house, regardless of what flaws the floor plan may have, is desirable when the alternative is renting an apartment. For some people, that’s simply all they can do, and there is nothing wrong with that. I wish the OP all the best with their project, and that everything goes according to plan. :)

Slowly, things are starting for us as well. The building application is currently still with the authorities, but I have already heard from the civil engineer (according to the offer) that it has already been approved by the municipal council.

I have been dealing with the foundation or excavation for some time now. I have decided to do the work myself, meaning we will contract a civil engineer ourselves. From Heinz von Heiden, we received a credit of €2,500, which covers the first 30 cm of topsoil excavation.

Now I have requested quotes from two small local civil engineers. The first (35 km away) works on an hourly basis (€650 net/8h including excavator, driver, and compactor). The other gave me an offer based on m²/m³. The offer is absolutely fair; he lives about 5 km away and is also active in the municipal council. The offer is attached. Which would you choose? For the hourly civil engineer, I take care of the delivery of the gravel myself, where I can get RC gravel for €13.08/t including delivery and €17.85/t for FSS from the container service.
In my opinion, I come off better with the hourly rate, about €1,000-1,500. He said it takes about 6 days at 8 hours each, but I cannot estimate that. Even if it takes 1 day longer, it will still be cheaper.

About 50 cm must be removed and about 50 cm of gravel must be filled on average. Soil class 2-4. Soil stays on the property.

Whether expensive or cheap: I would take him in the municipal council. Networks are only bad for those who don't have them ;)

Yes, from the feeling, that appeals to me more as well, also because he knows the area and has a short travel distance. But it could also have been that someone here says you can easily manage that in 4 or 5 days. That is already a difference of 2-3k€. The hourly rate of €81.25 net is not that high including machines.

The risk cannot be taken away from you.

Why do you only get 2.5k from Heinz von Heiden? Did he plan the house directly on the upcoming ground?

At Heinz von Heiden, the house price includes the first 30cm of topsoil excavation and nothing else. So no gravel, etc. If you want to do the groundwork yourself, this part will be credited. Or did I misunderstand your question...
