I am also in favor of multiple seating areas in the garden. We are currently building our third terrace or lounge corner. I find it pleasant as each seating area is used depending on the season or weather.

The last 5 years have been very hot over longer periods. Without scrolling back again: if you take an L-shape as an all-purpose room, then you have covered all relevant options, whether to the back or front. You can make it fit nicely. I would also rather invest the saved 30,000 in nice garden design than in a larger plot with a bare terrace.

Does the visibility triangle spoil the appeal? That you won't get a building permit without development. If you actually have the three to choose from, the proximity to the country road (see development plan text 8). Whether balls flying over from the playground are better ...? That’s good, because an undeveloped area not even started yet carries at least a major time risk. Well, there is at least the legally binding development plan. And once the road to you is built, the hurdles for further development won't be very high anymore. Might even be better, as the development costs would be spread over more heads. Is the parceling already final?

Who else? He is the owner? Well, of course construction companies still have to take care of the development, so the timeframe also depends on them.


Why should that be a corner plot? If anything, one day a further house might be above it. As of today, it is still meadow there.
The access is planned as a dead-end in all directions, it doesn’t continue above "our" plot, another owner currently has no interest in giving up the meadow. The original development plan actually provides for development from that side.
And yes, a visibility triangle is somewhat "unattractive" because certain height restrictions apply in that area, so the design freedom in the garden is somewhat limited.

And that brings us to:

Since the street to the plots is a private development, there is an urban development contract with the city. This explicitly states that the street is only permitted as access for these 5 plots (this is noted in the city council protocol). Ok, to what extent anyone will care about this in 10 years, no one knows.
And the legally binding development plan has existed since 1983, if the remaining areas also take almost 40 years each to be developed, so be it ;-)

Yes, point 8 or 10 is indeed a drawback. Since I have no clue at all, wouldn’t the "modern" KFW houses with their at least triple-glazed windows also fulfill the noise protection?

As I said, if the left plot were 150 sqm smaller (= cheaper), we wouldn’t even have to discuss this further here. But about 30,000 EUR more is quite a sum. Sure, if the noise protection eats that up, then it doesn’t matter either.

But that is also directly adjacent to a playground. You really have to have thick skin when it comes to noise on the terrace if you take the property. That wouldn't be for me, but there are certainly people who don't mind.

Purely in terms of building regulations, certainly. Whether that is enough for you, only you can judge.
