Plot in the new development area - which one to choose?

Why again not the 7? Shoveling snow is very limited nowadays... ok, the street lamps might still be annoying. Otherwise, you’re mostly by yourself there, right?

Even though it is probably a luxury today to be able to choose a building plot, it is more difficult than expected :) Summarized the three favorites:

Building plot 23:
+ Only one street runs past the property
+ Southwest orientation of the house achievable
+ 6m minimum distance to the opposite property
+/- Slightly closer to the access road to the residential area (faster but louder)
- Garden completely visible from the access road


Building plot 6:
+ Only one street runs past the property
+ Neighbor's house already built with garage on the border
+ Play street is nearby, but not directly next to the house
+/- Long distance to all access roads (slower, quieter)


Building plot 7:
+ Greater distance in the garden to the neighboring houses
+/- Play street is directly next to the house (convenient, possibly louder)
- Several streets along the property (snow shoveling, street lamps)
- Access for house no. 8 runs along the garden


If I haven't forgotten anything, that would be the basis for the decision.

Forget about the value of a [Spielstrasse]. If people play there, that would be nice. That is really not disturbing (in my opinion). If no one plays there, people drive too fast there as well. Just like everywhere else. I would find a [Spielstrasse] in front of the house quite nice, because they are often planted with trees or other greenery.

Against a visible garden, you can plant a hedge.

My favorite would also clearly be number 7. There you can plan a nice south- and west-facing terrace at the living room and kitchen and have plenty of light in the house.

A building area is rarely 100% straight/flat. Usually, there is always a few percent slope.

Diverting/draining the water from the property is easier than catching it from other properties and not "drowning" in the process.

The big problem in most new development areas is that people use the floor area ratio to the fullest, and the plots are becoming smaller. As a result, nature can hardly absorb the water quantities anymore, and in the end, there is always a plot where all the water accumulates.

If street cleaning is billed based on the meters of property along the street, the 7 costs more money. It is the same if the municipality has a statute that allows it to charge residents for co-financing street construction measures based on meters along the street – this speaks against the 7 but is not verified.
