There is news in this matter, my "desired design" as I want it does not work for many reasons. I can forget a shed roof due to the specified roof pitch, which also applies to a shed roof. A house with a setback will not happen either.

I will build a house with a gable roof on a footprint of 15.50 × 13 m, it is supposed to be a duplex/two-family house/single house, as it is always called, with two main entrance doors. There are two full floors plus an attic on each half and from these "halves" two residential units are to be created each, which can be combined later if needed. So from one half of a duplex, two residential units are to be made, maybe later just one. In another thread here I asked a question about this because I am not quite sure if it will be approved according to the development plan.

I want to rent these apartments at first and maybe move in there in the future if needed, also each apartment should have a piece of the garden area, as well as each having a garage or a parking space.

Respect, you constructed/depicted exactly the house I had in mind.
However, that was quickly dismissed after my visit to the building authority. I also found it funny when the responsible official said he had never seen such a house before.

... has the location of the double garage proven to be approvable?
... has the number 4 for the required parking spaces been confirmed?
... is the required access width unproblematic?

It is also ugly, and ugly houses should not be built, even if they were allowed.

If you like the shed roof look, you can also build an asymmetrical gable roof without the house having the tall pointed appearance. With the permit, that should also not be a problem.

If I understand correctly, 4 residential units are to be built on the property? Does the development plan allow for that?
