Whether all 4 residential units are approved as well? Without knowing how many parking spaces the municipality requires per apartment, all of this is pure speculation. Just allow me a hint: not everything that exists is also approved in that form or even approvable. And just because someone does something, that doesn’t mean everyone is allowed to ;-)

I do not intend to actually live in 3 units but to receive the subsidy 3 times.

Why fraud? It is my free decision whom I allow to live in my house at what time?! It is quite possible that at some point I live on one floor, another floor is occupied by one of my children with their family, and the habitable basement is rented out, but this scenario will certainly not be from day one but future music, so it is not fraud ;)

In the meantime, I have inquired with the building authority about the parking spaces. In our area, 1 1/2 parking spaces are required per residential unit, so I have to create 3 parking spaces in order to get at least 2 residential units approved!

Therefore, 3 residential units are off the table because I definitely do not need 5 freely accessible parking spaces...

Since you already had contact with your building authority: Are multiple residential units allowed in your development plan? In our case, only 1 residential unit per parcel number was explicitly permitted. My neighbor also wanted a second residential unit – she did not get it.
