I have another question:

The heating engineer said we could go ahead and submit a BAFA funding application. This would not cause us any disadvantages and would guarantee that we secure the 35% funding. After submitting the application, we would have 24 months to submit the invoices.

Is that correct? Do we secure the funding already with the application submission by the end of the year and therefore really have no disadvantages?

What disadvantage should there be?

In the worst case, you won’t receive any funding, but without a timely application, you are guaranteed not to get any. ;)

My feeling probably did not deceive me. The general contractor sent an updated offer again. There was probably an error in the first offer for the heating installation.

We now come to 42.7 TEUR for ventilation + heating + rough installation including 19% VAT. Plus a surcharge for the general contractor of about 5% (commissioning of the general contractor by the general contractor), we are then at around 44.8 TEUR.

Regarding the BAfA subsidy, I am currently calculating with 9.5 TEUR.

How much should one typically budget for sanitary equipment? The first time we were in the bathroom showroom, I almost had a stroke because of the prices...

It doesn’t get any better on the second round either. It only works if you screw on the toilets and sinks yourself (which I would always do).

In the heating and sanitation industry, there are almost mafia-like structures with the typical disadvantages for normal market mechanisms. So you have to either swallow the bitter pill or install it yourself, provided you have the skills and the time for it.

Hm, are your numbers including underfloor heating?

I get about 36k from my heating contractor for ventilation and heat pump. Sure, this topic is about KFW40+ and we only have 55, but the building services will probably be cheaper due to lower energy demand. Especially since the design of the underfloor heating doesn't count.
