Either there are no children, or there are many - friends of ours surprisingly had twins at the end. In Germany, we always think that you build only once and then stay in the house. That is not a rule, because you can sell the built house later and buy another one that fits a new situation. So whoever starts with a few rooms too many has no problem downsizing later. We have 2 children (1999 and 2001) and bought our terraced house near Düsseldorf in 2001. Infrastructure was important. The boys are grown up now, and we are moving to the countryside and building. The requirements have changed and are being implemented architecturally accordingly. The terraced house cost a little over 500K DM. According to the latest inquiries, you now get about 400k € for that - we ourselves are surprised. In England, for example, they talk about the "house ladder," where using and selling depending on requirements is quite common. Seen this way, we are much more flexible than we think. Building a little too big can be corrected; you just do it again and differently.
