I would be bothered by the open area between the living room and the front door and the stairs going up. The living room is already a private area for me. The mail carrier can directly look into this "private area" at your place. The "noise" from the living room can go directly upstairs through the open stairs, making the rooms upstairs "louder". In our case (with [Kontrollierte-Wohnraumlüftung]), the doors downstairs have to have a small gap. As a result, the room doors upstairs are not so well soundproofed. A door to the living room has proven effective for us. But it is often debated and a matter of taste :)

When the tenders are imminent, it is somewhat late, which stands out:

- The sightlines on the entire ground floor are not very successful. Anyone standing working at the preparation or cooking island looks at a wall. Anyone sitting at this island can only look out slightly angled or at a 90-degree angle. Anyone sitting on the sofa can only look far away out of the window, and the television is also moved so far into the corner that a straight view of it is hardly possible. The dining area is also not a highlight in terms of the view; the kitchen’s exterior wall creates a tunnel vision effect, and the other people look into the interior of the room.
- The wardrobe is unattractively divided, or the door to the storage room is unattractively integrated.
- The staircase is rather an emergency solution, but to each their own.
- The shelf above the fireplace is difficult to reach.
- I do not understand the use of the area between living and dining; part of the window would be more urgently needed elsewhere.
- On the upper floor, the access to the bedroom causes unrest, as the sleeping person is disturbed by someone changing clothes.
- The children’s rooms, the study, and the bathroom have access in a corner of the room, which limits usability.
- One child sleeps under a window

Hi Emer,

you write so many posts here and then you don’t dare to upload your floor plan forever? :rolleyes:

Just a few small things from me as well:
The already widely mentioned storage room. A sliding door to the kitchen would be nice. However, only a sliding door that runs into the wall makes sense. A more cost-effective alternative would be to open the pantry/kitchen door towards the kitchen in the direction of the tall cabinets. That way, the door won’t get in your way when working in the kitchen and you’ll have more space in the storage room.

In the bathroom, you might want to consider a folding door for the cabinet. I find those things really ugly, but it would be practical here. Maybe there are also nicer models which (due to my aversion) I don’t know.

What is this additional small storage room on the ground floor for? Cleaning supplies?

You’re not planning a door from the hallway to the living area? I guess that’s where my little stingy energy-saver side comes through, but with that you’re heating the entire house all the way up to the upper floor from the living room. And if you don’t have a strong extractor hood in the kitchen, the cooking smell will come right along.

More "looking outside" is almost only possible with more windows. But we do not want to build a glass house. The cooking island ends directly at the window (south side), turning less than 90 degrees to the right to see out southwards can therefore satisfy no one. The kitchen window on the east side is still good to look out onto the street. And luckily the TV is only on paper located that far left :)



I can live with that :)



We still consider making it look like a large wall cupboard in the execution, let’s see how it will ultimately be. We find it functional in that spot.



I addressed that at the beginning :)



That will look different in the final execution as well.



That area is for dancing :)



But we also didn’t want a walk-through dressing room.



That doesn’t make sense to me. The hole has to be somewhere in the wall :)



As long as that is not unhealthy, everything is fine :)

But nice that you like some corners. Ultimately, our plan is a composition based on our taste, our idea of functionality, and our experience from some rental apartments. And we had to make compromises too.

The small “room” on the left in front of the utility room resulted from the position of the stove. It is just big enough to still use it for little things without simply walling up the square meters :)

The pure window area is not the problem, but the placement.
With less window area, but in the right place, the inside-outside relationships and the quality of living would be improved.


Then it's okay.


There are worse ones.


I accept that, I also find it interesting that someone puts such a staircase on the wish list for a new building.

Is it also used that way?


Yes, and? Is a door in the head area of the bedroom better? And why don’t you just plan both the way you want?


As can be seen in the study, wall space for furniture is blocked, inefficient and impractical.


That statement fits with the choice of stairs...


Your planning is not bad either, but it rather looks like a middle-stage draft, not yet “finished”.

For us, it is round, otherwise we wouldn't build it that way. But we will think about the door issue for [das Kinderzimmer 1]. It is possible to move the door away from the wall there. Basically, many points are a matter of taste. :)
