Your design reminds me very much of a floor plan of a model house from a prefabricated house provider from Southern Baden.
We also like this one and we will probably implement it in a slightly modified version. However, the house is a bit wider and longer than your variant.
I would swap the WC and the wardrobe/pantry on the ground floor. And completely omit the pantry. What is the purpose of this small room?
Your kitchen is big enough.
If you move the wardrobe room forward, you only have the dirty area at the entrance and you don’t always have to go through the dirty area when you need to go to the WC.
Unfortunately, there are no dimensions given in your plan, so I can’t tell you if the distance to the TV is too small. In my opinion, it should be at least 4.5 m.
Do you also have views of the building?
And where is south?
Well, I have roughly created the floor plan myself. But of course, you always orient yourself a lot on other floor plans. And the layout is always very similar in many.
The pantry is rather a storage room. Actually, we don’t want to do without it. But your tip about swapping the two rooms is good. I just think it will be more expensive, as the toilet drainage pipes, etc. would have to be laid more generously. If that doesn’t matter, we will probably really swap.
Unfortunately, I don’t have a plan with dimensions yet. But our living room is 4x4 meters. Therefore, we will probably only be about 3 m away from the TV.
Here is a view of the building:
By the way, southwest is exactly at the corner of the large windows in the dining area.
