All good, but I am used to it differently from other forums.

No, that may have come across wrongly. I do not find the price of 270,000 too expensive when I calculate it per sqm, if the service behind it matches.

According to the offer, it does not match for me when I look at the comparisons from other construction service descriptions. That is where the statement comes from that I want some more services, but not to pay more than 270,000 in total for it.

Well, he wants the same execution quality, only that the house is downsized. For 2013, I already find the old offer expensive. Nevertheless, it can happen that you might end up building more expensively with your smaller house than the colleague with the 2013 house. A lot has really happened price-wise. About 7% price increase per year over the last 3 years.

The submitted offer is current and specifically for our construction project in 2019.

I took a construction service description or bill of quantities from family/friends, with which a 170sqm house cost 297,000 in 2013, to compare the individual points in the scope of the description.

I already wrote that the prices are realistic.
You wonder: you write about baths and showers up to the ceiling, including the tiles, and want that for free.
How do you come to the idea that the tiler would simply extend a calculated job without further payment?
Also the tiles: simply €50 instead of €30...
That’s an extra charge of €2,000 for 100 sqm.

That goes beyond any understanding, sorry.

It’s comparable to buying a car:
New car, VW, small engine, average equipment for €19,900... the car is not available with the comfort package, only winter package. Some options can be ordered.

Now you take that, but actually want the T-Roc. You order options like special paint, sports seats, fat tires and the navigation system, all worth €4,000.
Would you ask whether the navigation system for €1,800 is legitimate? Would you expect VW to give you the special equipment for free? It’s not a diesel ;)

And now think about how your question comes across here.

Regarding the notes: if I came across as judgmental, I didn’t mean that.
It’s simply different to build with an architect or general contractor: if you order a KfW55 house, the general contractor owes you that. Then heating and insulation will be designed accordingly. The blower door test is then the confirmation. If the value is not right, further work is done.

Your telephone socket is accounted for with the living room.

What’s more: to the electrician about €5,000, if you upgrade everywhere typically like a man
(Others do KNX right away)
To the plumber approx ... well, that can be €1,000, but also €10,000.
Same for the tiler: he will finish the corners with plastic. If you want stainless steel, then extra charge.
Yes, and the earthworks, you have to see if anywhere is limited to a depth of 30 cm.

Stupid that you can compare a 2013 offer with a 2019 offer here.

You better should not have done that.

Better compare prices or current offers from other GUs and construction service descriptions.

You just don't get the service for that price anymore. My direct neighbor paid 3k€ less for 120 sqm more land (also from the municipality) three years ago.

Just as an analogy why you simply shouldn't compare it. Doesn't help. The prices are different in 2019 and again in 2020.

I already wrote: With a general contractor of your choice, you will be able to build significantly cheaper; we looked in 2017 (in the same area). Prices were different and they cannot have risen that extremely. A freelance general contractor would personally probably be worth up to €50k to me at that price. But then >€150k calculated for the plot would also be far too much here.

But the question about the costs does not get you any further, because you simply cannot choose the general contractor.

Does the plot fit, does the developer fit, does everything fit into your budget? Will there be better alternatives?
