I see it the same way. It feels like the 2013 offer was already too expensive. Let’s be honest, that was 6 years ago. That was just the beginning with the low interest rate situation and the construction boom.

We built in 2013 and sorry.... back then... ;)
Back then, the construction boom was already in full swing, and the low interest rate was low for those who had dealt with it beforehand.
I had already posted our offer house... and when I read about 170 sqm, it fits if built with a general contractor who is somewhat better in quality than ours.

Yes, people like to see only "their time" as the center of the universe ;)

Nothing else is relevant. Although I have to say the interest rates are now, after a year, almost as low as at the end of Dec 2017.

But September 2016, when you got 20 years at 1.3-1.4% with 80%..., that was an interest rate. Never seen anything like that again.

In 2013 Karsten would have built for 170k€ :p

But I digress...

My tip to the OP, if you are not attached to the property, just keep looking and buy a plot without a general contractor binding.

As for individual trades allocation as an alternative, that's up for debate. If you have the time and desire to realize yourself in every respect, to have a say and decide on every detail, nothing beats individual trades allocation. Otherwise, you just get 20 pages of construction service description if anything.

You only see your world. Me too. My world in 2013 looked like the interest rate was 1/3 as high as when I financed my townhouse in 1999. THAT was the ultimate low interest rate for us in 2013... during the construction boom...
but let's stay on topic: it’s about this offer, which is 5 years old and already moth-eaten for you ;)


My house, if I deduct the fireplace and all our special equipment, is about the same price as Karsten’s.

But the essence here now is: for 170sqm with fireplace, Kfw55, it is not overpriced for 2013, if it was a valuable execution and not exactly Heinz von Heiden.

The GUs have price lists for their model houses, that would be a reference point.

In 2017, we had offers here between €170-200k for houses with about 140m² from various GUs. Among them was a GU that we had found to be good. Prices without extras, classic gable roof. Construction specifications and construction method (aerated concrete, clinker) all almost identical.
