The office will care very little that you buy the property individually. If you acquired the property through the GU and not from a private person or the municipality, you have to pay the full real estate transfer tax.

So don’t let yourself be fooled. You bear the risk, not the GU.

Believe me, you’re not the first to write this here and then cry afterwards.

You can just google it.

Okay, thanks to you all first for the comments.

The general contractor sold it to us like this, that he would talk to the real estate agent because he knows him and we would purchase the plot individually so that we pay less real estate transfer tax.

So you’re saying that the construction description does not match "2000€ per sqm" because there is too little in terms of quality, right?

I’ll put it this way: if I calculate the 30k€ for the 64m L-stones, the KfW 55 waterproof cellar, the double carport from the carpenter, the planned 20k€ for the outdoor area, the house connections, the Schiedel chimney, the geothermal exchanger from the 420k€ (excluding the land), I still have a bigger house and more technology/materials/equipment than what is stated in the offer. All the earthworks, removal and disposal are included in the whole deal. So what really costs money and with you is only accounted for under “grass cover”! But not included is that there is no building ground survey yet. The general contractor can’t offer that as a lump sum either, since there is a relatively high financial risk involved.

Not a good start. The prices are dictated by the developer. In this area, with a decent general contractor, it is certainly cheaper, but everything depends on the land. I would worry less about whether you can negotiate the price down with him, and more about whether he is the right partner for the construction. It is best to get your own competent building inspector before signing the contract; you couldn't invest your money better.

The offer letter reminds me of ours. A standard house is being promoted, with some items being additional and subject to extra charges – which the client decides. This is how one builds with a general contractor.

The prices are fair and acceptable. As I see, there is even a double carport included. If you want the bathroom walls to be floor-to-ceiling, then you will probably have to pay an appropriate surcharge as well. And so on.

And if you don’t consider the offer fair, then go to another one. The general contractor will have full order books, whether with you or someone else. Sorry... the plot is tied up... so keep looking. You are probably in the wrong negotiation level with your demands.

Who left their signature there? You? There are already some funny comments there ;) As if the general contractor can do something about expansion joints cracking because the screed settles. The alternative would be for you to let the house dry for a year. Or the air exchange rate: it depends and is linked to the energy saving ordinance or KfW55 house.

The KfW55, the photovoltaic system, and E.P. have not been included yet.

Anyway: either accept the prices or keep looking. If they concede you 3-4 thousand, that’s good. It only gets interesting when the soil survey is available. According to the offer, that is up to you; the general contractor can always excuse himself without a survey. It’s written in black and white.

By the way, mistrust is a very bad negotiating partner!
