The handwritten remarks are really cool. Just to implement these (some are completely abstract anyway), the general contractor will ask for many thousands of euros more.

But I could also imagine that he will just kick you off the site and prefer to look for other clients ;-)

It's nice to see that when building a house, it's probably better not to ask questions if you don't know much about it, otherwise you get "chased off the yard." That's what I take from the statement - respect.

You have been registered in the forum since 2014, probably have much more experience than we do in this field. You have shown that very constructively.

But what do you want to hear? Your price expectations are completely off, ~10% discount is just wishful thinking. If you get any discount at all, it will be in the range of ~1%.

And your notes clearly show that you simply have too little knowledge of the matter. This combination will lead to the phone call you have with the provider being certainly your last one. He simply won't get back to you anymore.

I don't want to hear anything special. I find it inappropriate to make such a comment that mocks someone else.

It may well be that my ideas don't fit at all. Then we can talk about it and clarify. The notes don't come from anywhere, but from the specification of a similarly built house in 2013, which I know well myself. The specification was created by an architect and the construction companies used it as a basis. It can't be that far removed from the subject.

I would have appreciated two or three concrete statements, like this and that is good, the other is too expensive, you should get a more detailed description there. The majority of the comments also tend in that direction.

The annoying thing about the whole story is that you are so far away from an informed home builder that the GU tells you some nonsense about your current questions and you actually feel informed and blissful. But in reality, unfortunately, it will not be that way.

But take comfort, it wasn’t any different for us. Example: Only after the completion of the shell construction and daily inspection of the construction site did I understand the individual items of my shell construction offer, even though I had previously almost memorized the offer and every single item on the 22 pages.

And I’m saying that the GU will not agree to your demand and will rather send you away. The next one who accepts only €4k discount or nothing is unfortunately already in line. Why should it be different for new builds compared to existing properties? Nowadays, you can only hope that the quoted price is not the starting price for the bidding process. Discounts on decent properties haven’t been thinkable for 2 years.

But asking costs nothing.

EDIT: So, this is not the GU’s construction service description but one that the GU is supposed to take over?

What was the price for this house construction in 2013, if you know the house so well, you should know it.
