Offer for city villa.. Dream over or offer too expensive?

I want to point out that we are building with a local general contractor who only operates within a radius of about 30 km from his headquarters and manages a maximum of 40 units per year. There is planning certainty there as well. He himself offers the trades of civil engineering, building construction, roofing and carpentry, joinery, plumbing, and tiling. Plastering, screed, electrical, and heating he purchases externally. He does this and includes these prices in the house price calculation. We are allowed to request subcontractors; if they keep the price, he awards to them. What we do not get from him are garden and landscaping, painters, and floor coverings that are not tiles. [EBK]. Here he provides realistic estimates and is happy to recommend addresses he considers reliable. So there is no uncertainty there. Why do you actually want to sink so much money into the heating technology? A warm room is a warm room. This geothermal thing only really pays off when you are in a nursing home. Karsten

Since I also come from the region: My colleague is currently building with Dorn Hausbau and is very satisfied. (Move-in in June) Maybe that would be an option? Apparently everything is also from a single source and solid construction. Unfortunately, I do not know the prices there. You would have to inquire. We ourselves are currently building with an architect and assign everything regionally. Although this involves a lot of “effort,” in the end we come out at about €1900 per sqm. However, with high-end equipment (KNX, geothermal energy, photovoltaics, complete parquet flooring)

Actually, I want to invest as much as necessary and as little as possible. The collectors were recommended to us by the gentleman and shown to us using heating cost statements from already built properties. However, I didn’t know that the heating system would be so expensive. Compared to the heat pump, I only expected an additional cost for the collectors. But I had the heating system in mind with a maximum of 20k and not nearly 50k€.

The exact wording was that nowadays the heat pump is usually included in the prices anyway. Instead of the outdoor unit, the ground collectors are installed. Additional cost is marginal, efficiency significantly better (seasonal performance factor).

At the moment, I am wavering again because a friend built 180 sqm last year with a heat pump and uses just 900€/year for 4 people including hot water. That would be absolutely fine for us.

But I have also heard bad things where the heat pump constantly heats with electricity and really costs a lot.

Unfortunately, we don’t know any local general contractors yet; we are currently reaching out. For us, the topic of building is somewhat surprising since the purchase of an existing property is probably off and the desire for a home of our own is now very strong.

For understanding and further calculations:

Your special equipment consists of furniture and, to my knowledge, is not included in the house price.

Your incidental construction costs include half of the costs for the outdoor facilities.

While the incidental construction costs are unavoidable, there is a savings potential of 38,000 in the outdoor facilities.

I notice that Bien-Zenker, for example, also includes wallpaper and all floor coverings in the calculation, whereas a turnkey solid house (unfortunately I don’t have your solid house calculation in mind) usually does not include these.
For comparison, you should pay attention to this, if you haven’t already done so.

However, I also find the prices for wallpaper and flooring extremely exaggerated. I would estimate plastering and wallpapering at about half the cost. When we moved into our apartment, we had the ceilings in 3 rooms covered with plasterboard. For about 80 sqm, we paid €3,000 including materials. Here, only the labor cost is calculated.

We count the outdoor facilities as part of the incidental construction costs because they will definitely be incurred. I don't want to live on a construction site forever. Experience shows that what is not done immediately is never done.

Special equipment is indeed furniture, but it must be paid for and priced in. Of course, it should not be included in the house price, but it should be included in the overall calculation.
These costs will be incurred with every provider. But I have to keep an eye on the overall budget.
