Offer for city villa.. Dream over or offer too expensive?

We had 3D views of our house including floor plans etc. with the first offer from each manufacturer.

Thank you all very much for the feedback! The unanimous opinion seems to be that the costs are set far too high. This also initially reflects our gut feeling. What would be an appropriate or realistic price for you? I understand that an exact estimate cannot be made; this is not about €10,000 up or down. I just want a framework for further action. We have a plot of land in sight and may have to decide quickly next week. It would be good to have another reference point beforehand. We don't want a luxury villa, but also not a "shack", rather a medium standard. Children's rooms and bedrooms only laminate, tiled flooring in the living area. Otherwise, we would like a monolithic wall structure and a ventilation system. We are completely open in terms of heating technology; even a gas boiler would be totally fine for me. I would go for the cheapest option here. Region as mentioned Unterfranken, Würzburg. Many thanks!

Hi,
we are building about 50 km (as the crow flies) northwest of you, so the price should be similar.

City villa footprint 89 m², total living area 134 m².
Ventilation system, air-to-water heat pump, fireplace and a few other extras. Built with Poroton without additional insulation. The biggest difference is we have a basement (insulated, underfloor heating, controlled residential ventilation and higher ceilings). Our pure house price is 324,000 + garage + a few extras from the civil engineer.

Maybe this helps you a bit further.

Civil engineering costs of €8000 only for flat terrain and uncontaminated soil. Is Helma still an issue?

Helma is still an issue. The prospective plot of land is flat. I hope we get the contract next week. We also want to deal with regional suppliers. Helma was actually supposed to contact us, we have been waiting for that for 4 weeks. Apparently, they do not feel the need at the moment. Since we do not have the plot of land yet, we are still waiting. Whoever then shows commitment and makes a conclusive offer will be awarded the contract.
