Hello,
we almost got hyperventilation back then when we asked the prefab house suppliers for a price offer. In comparison, the local solid house suppliers were much cheaper. So don’t let yourself get crazy and maybe better ask around regionally.

Of course, but it makes it much easier if, for example, this is shown in the calculation in such a way that it is directly suitable for a bank. Kitchen and lighting are calculated from the lending value.

What I am still missing is a buffer (the €8,000 is not a fixed price for the excavation, right) as well as the breakdown of the plot into incidental purchase costs and the part that goes into the lending value.

Yes, you can. The equipment is not recognizable from pictures, but from the construction specifications. These are decisive. Probably Bien-Zenker means pictures of the actual views after the first planning round has taken place.
The catalog is only a guideline and explains the design style.

It is not about pictures of the equipment, but about how the house generally looks from the outside. The catalog pictures show a balcony, bay window, etc., but ours would not have this. So I can imagine the stuff away, but I still have not "really" seen "my" house. Maybe then one or the other thing would be changed.

But that should only be done after, or once the planning phase is completed, right? It's not set in stone. More of a basis for the further procedure. If you were to go to the architect, you would also only see that in service phase 3 (design planning).

Ok, I was not aware of that. I thought that with a prefab house these are blocks that can be removed with one click and that you can at least get an impression. Anyway, just with the price alone, it's already off the table for us.

It strongly depends on which software is used. In our case, where about 600 houses are produced per year, the views and floor plans matched about 80-85% of what was included as items in the offer. The conservatory was missing, for example; the additional windows as well. However, the views were more bare than in the catalog. The floor plan also corresponded to the catalog.
