The previous thread was and you have varied the Bungalow 131 from Town & Country much more freely here than we did here or here and here by already had.

Thank you I also used the search but somehow didn’t find anything suitable or the thread you mentioned. I will take a look and get some inspiration from it.

We are building a 138 sqm bungalow, however the house price is about €2,800 / sqm excluding additional construction costs (not Town & Country). You will hardly be able to change anything with a Town & Country standard house at this price limit. Because the price limit is already more than just ambitiously set. Changes and thus individualization of the house with Town & Country always incur very high extra costs. Be careful not to get into financial difficulties. Gas will cost you a lot over time, if I look at the new possible government. So prepare yourself for rising costs.

We actually already have everything included in terms of major items we wished for, electric roller shutters complete (€11,000), central ventilation system (recoVAIR) (€12,000), and chimney (€6,000) and are still quite a bit under the specified price (currently €249,000 house price). The base price for the bungalow in our region is €209k. Any floor plan changes are included for us at no extra cost. The surcharge for the interior walls at 17.5cm, which is now required by them, is around €10,000. For everything else, we still have a generous buffer. Incidental construction costs etc. are of course separate again. We estimate about €2100-2200/m². What is added for sockets and tiles we can clarify directly with the trades on site without Town & Country involvement, so the additional costs there are still somewhat limited. I am still undecided between gas and LWWP but despite rising gas prices, I still feel better off there. Electricity is not getting cheaper either and the outdoor unit is still a thorn in my side. Geothermal is unfortunately too costly in terms of initial investment.

There are also air-to-water heat pumps without an outdoor unit. However, they require more space inside. Therefore, I would not plan for that with you.

That’s why we decided on a brine-water heat pump + large photovoltaic system :-) What about a fireplace? Depending on your wishes, it can also be over €10,000. Always think about a central control for roller shutters so that you don’t have to operate them all individually. For bungalows, for example, raising the ceiling height greatly enhances the sense of space. We decided on a 3m shell construction height. The kitchen will also cost around €20,000. Bathroom furniture and tiles are also five-figure expenses. There’s quite a bit to add up.
