If the is really like that, then the house should be at the lower building limit. The entrance should be at the front or on the side.

Yes, I would leave it like that. Explanation follows with a little picture.

Because in winter (from O to O) you catch the sun from the south and the light is needed and good during the day. The dark season is a long season.
And I can’t imagine that you fight on the sofa every day in winter like some TEs imagine here, who do nothing but couch in an apartment.
That’s also why I asked earlier.

Well, and since I have the day off today and it’s actually too warm for me in the sun, and I have paced the terrace/kitchen area many times (my husband too... to get drinks and ice), here is my suggestion:
Basically I am known for changing floor plans. In this case, I almost leave it. Partly because I like the house visually very much. It’s not a cube bunker without charm, and compromises always have to be made somehow. Whether you move the bay window or leave it as is... Whether you get a bit more out of what I consider a way too small and therefore uncomfortable staircase or whether you change something about the window situation, you can see. Personally, I would probably move the entrance a bit more forward. But I find the entrance situation with you quite exciting and generous. It’s not a fiddle like elsewhere. It’s comfortable without frills. Great. And the width of the house is also nice. By the way, the views don’t match the floor plans.

Anyway: here is my terrace and living area proposal. And I bet: if you implement the terrace in the north like this, then colorful lanterns will dangle there, bamboo will be planted, lights in between, and it will be the best place to lounge with your aperol in the summer evenings. A la Pinterest. And it will probably also be the favorite place during the day. Nevertheless, I would plan the house exactly like this towards the back because the north terrace benefits from the reduced size of the garden.

Move the cursor to the beginning of the passage you want to quote, hold the mouse button down until the "end," and then click on the "Quote" option. First, you create and qualify the room program, then you proceed to the, let's say, fine arrangement. This either starts in the more differentiated upper floor (OG) or you regret the "wrong" planning (bottom up) with structural-engineering struggles. The best positioning of load-bearing walls is on top of each other.

First of all, thank you very much for your efforts! You hit quite a few points well.

Why is the staircase way too small for you? Also in relation to the topic of enlarging the living space?
Why would you move the entrance forward and what would it look like then? If you find the entrance generous, do you mean it could also be smaller?
You mentioned that the elevations don’t match the floor plans? We have not noticed that yet.



Did you also take the neighboring houses into account in your decision? I mean that to the south first there are 2-3 meters of a neighboring house on that side and that the neighbors to the north will first see our house?
Why does the north terrace benefit from the smaller size of the garden?
And you would put the kitchen in the south or swap it with the living room, since you’re only in the living room in the evenings to watch TV anyway, right?

Would you have any ideas on how to design it so that there is also a “living space” facing north? Since the door to the north terrace just goes through the hallway. I kind of find that “uncozy,” but I absolutely can’t think of any other solution on how to do it better...

Because I prefer to have my place of residence in a quiet area. Hence the inquiry whether you know the neighbors (especially to the north). Maybe they have a party every day.

Have you planned a patio roof in the south?



Why not? You can always build up to the building limit.
