Apologies, today was very busy. I did check in but couldn’t respond.
- Bad OG: I would swap the shower and toilet, also extend the long window accordingly. Advantage: Toilet somewhat hidden but with a view outside.
We will take a look at that, thanks!
- I would find the accesses to the terrace too few.
Also my concern. It is three meters, which seems little to me. 3.5 m should work with the L-layout, for more Katja’s suggestion would make sense.
???
You are right, this variant is possible. The argumentation is also consistent. Drainage should also be possible because of the bathroom above.
We are considering it, but are currently somehow having difficulties letting go of the old arrangement. We have to summarize an update for the architect tomorrow, maybe the penny will drop then.
No, I would definitely not do that. I find the L very successful, the chill area is quiet.
That is true, the garden side could be used more. Cars on the street would at least theoretically shine into the living room. Katja has a point there.
However, I would consider what should actually happen in the utility room?
Primarily provisions and drinks for day-to-day use, the rest is in the basement. Vacuum cleaner and cleaning utensils, kitchen appliances that are not used regularly. Paper waste and empties. Some workspace to prepare or put away dirty dishes. A simple metal sink as a drain and maybe sometimes to clean shoes?
Laundry definitely goes to the basement.
And maybe shift the entrance door further to the right according to the plan, then the cloakroom and WC can be deeper and the entrance to the utility room can be made from the hallway.
The room should remain accessible directly from the kitchen. Otherwise a smaller storage room would also suffice.
And then I would also try to have the wastewater from the children’s bathroom run more through the ceiling and have a shaft more toward the utility room and not so much in the middle of the area between cooking and eating.
We will ask about that, maybe that’s still possible.
I would also include the suggestions for the bedroom. I always find a headboard right next to the passageway to the dressing area extremely unpleasant.
I don’t see a problem there. Toward the passage would be my side, I currently sleep with my head next to the door and that is OK.
There would be enough space to turn the bed.
Best regards! mini
