We have a rear property behind our front property, and it lies entirely in the 35 zone. A standard land value of 15 EUR was accepted there. I would have liked to create four residential units there because housing is urgently needed in Berlin and because it would be a good source of income for me in old age. But building is definitely not allowed there and the authority would also not be willing to establish a project-related development plan. So we just keep mowing the meadow there.


I don't want our property to be expensive at all. I didn't choose that. And of course, property tax is a real estate tax, because exact information about the houses must also be provided and fictitious rents are also used. In our case, some multimillion sum is stated...

So when I read this here, I have the feeling that the Hessian law with the area factor regulation is kept quite simple. I was able to roughly estimate what we would pay at the current assessment rate (400%) through a few minutes of research and some quick calculator work... about the same as now. The calculation for residential buildings includes: land area, living area (without complicated parts like terraces or garden sheds located somewhere on the property), the local standard land value in relation to the average standard land value of the municipality. That's it. Everything else consists of some fixed multipliers etc. Checking the notice should therefore be unproblematic. Now only the future assessment rate would be interesting.

Of course you chose the property you built on ;) It doesn't ask about the house here and no rent is applied. Size and BRW, that was all

What was your previous property tax value? Since we only had an undeveloped plot before and now have a developed one, we were notified of a property tax value of 429,100 €.



I received the notice about the property tax value yesterday, but not yet the property tax assessment amount. Or are the property tax value and the property tax assessment amount identical?

I once read somewhere that it is generally recommended to file an objection first. Has anyone done that or when should one do it?

We have also already received our notice regarding the property tax assessment amount. The value is 114.80 euros. However, the sentence below states, "… [Der Grundsteuermessbetrag ist lediglich die Bemessungsgrundlage für die Grundsteuer, die von der Gemeinde mit einem gesonderten Grundsteuerbescheid festgestellt wird].."

I therefore assume that the amount (114.80 EUR) will still be significantly reduced, as our property tax has been around approximately 30 EUR so far.

Depending on the place of residence, I would not assume that. It depends on the [Hebesatz] of the municipality. The new property tax will be fairer. Why should the house on the property play a role? Actually, undeveloped plots should cost the same amount of tax. At least the disguised wealth tax for houses over 220m2 is eliminated. That was an outrage.
