But are such differences normal for a difficult plot? We were informed by agents from the region about a market value (base value +30%).

If the seller wants that much, that is his right. The standard land value has no binding effect on the seller. In that respect, take it or leave it.

Normal is what is paid. If it is too expensive for you, don't do it. No one forces you to buy an expensive Porsche when there is also the VW next door.

You have not mentioned a single positive aspect FOR this property so far. Only negatives. May I ask why you specifically want this property? Are there no alternatives for €110?

Personally, I would not want to buy a property that I have evaluated so negatively.

I would even provide the space free of charge for a transformer station on my property. Why? Because then I would get a better power connection for electric cars at a low cost......

1. No land register entry is required for the transformer house. It must be tolerated.
2. Talk to the operator of the transformer house about how, with what, and how often he needs to access the house. If a path and access over the property must be provided, it can become annoying.
3. The owner of a property can set the price freely. The standard land value is not a price recommendation, but usually a rather old valuation.
4. If the seller does not budge on the price, it is still your decision whether to buy the property or not.
5. You fear a depreciation due to the transformer house. Which value is supposed to be depreciated? You are already buying it with the transformer house.
