New construction planning - Am I calculating incorrectly?

Well, I just happen to have worked long enough as an electrician on construction sites to tell you that this item for 13k euros in a house of "your" size is not feasible.
I don’t know this provider’s electrical bill of quantities, but I bet:
Living room: 2 ceiling light points 1x single switch and 1x two-way switch, 2 double sockets, 1 TV connection, 1 telephone connection, 1 switchable socket
Kitchen: 1 ceiling light point with single switch, 3 double sockets as working sockets, 1x Schuko socket for extractor hood, 2x stove connection, 1 dishwasher connection, 1x refrigerator
Children’s room: 1 ceiling light point with single switch, 2 double sockets, 1 TV connection
Bedroom: 1 ceiling light point with single switch, 2 double sockets, 1 telephone connection

Honestly, that is the most basic equipment possible, look up the specs for the doorbell :-), or what about network (if you’re already building), TV and telephone in every room (you never know if you might need it someday), 6 working sockets in the kitchen for coffee machine, kettle, microwave and a radio clock, not many working sockets remain.

Just draw the floor plan of the house on a piece of paper. Then simply mark the electrical bill of quantities in the numbers indicated :-)

"I find it a bit too generalized and rather a pity to get only resistance and comments like 'don’t believe it' or 'doesn’t exist' from the 'experienced' users when you want or can build a house for 'only' 150,000 euros instead of 300,000 euros!

I’ll say nothing to that :-)

I find this discussion really exciting again. We ourselves also come from Central Hesse and decided against building.

When I read that you don’t want to put in much own effort but still want to build cheaply, not reasonably priced, chaos is preprogrammed.

No one wants to take away your dream and you are also a bit resistant to advice. If I were you, I would have fresh reference buildings shown to me. Get to know the customers of the developer and grill them. If he happens to have none, then you know.

We decided to buy from the developer and simply visited and questioned customers. It was no problem at all, but we also paid €1.50 more than cheap.

Each to their own.

If you buy a Fiat now, he will too. But in 8 years, the VW will be driving and the Fiat will have to go to the workshop all the time :p

You’re not going to get any resistance here. If you’re already firmly convinced that your numbers will work out, you could have saved yourself the question. You asked, and you got answers. Now it’s up to you what you make of it. In the end, you’ll either be lucky and it fits, or the worst case occurs: additional financing. And I can tell you this: A good net income does not automatically entitle you to additional financing. With two academic salaries and a measly loan amount of €200,000, we failed with three banks on additional financing. It was just €30,000 more that we wanted because we still wanted to finish the outdoor area and garage. So we left it like that and saved €12,000 ourselves in the last six months.

I have described the price estimate from my experience. Where do I get my experience? From offers that have come to my door, and from comparisons of offers from various providers. Please forgive me if I assume pitfalls with your price. If I were convinced that it would work out, I’d have to slap myself, because then I would have massively overpaid.

The question is what you want to build. A house that is free of defects and still profitable in 10 years, or the quick and cheap option. Your provider has to pay his workers, and hopefully he does that legally. For that reason alone your price is unlikely. In all offers for subcontracted trades I have made, the biggest item was always the labor time. The material, where you can really save, was secondary. What good is it if I calculate paving stones at €6/m² if the laying work costs me €28/m²? Sure, I can do it myself. But you were talking about a developer and not a self-build. It’s also a difference whether I lay parquet or a €5 carpet and laminate. That can be done too, and if we had had to do it this way, our calculations would have been worse. But you really don’t want that. The laminate is gone in two years and you have to start over. I can certainly use a €99 DIY store interior door or cheap brand doors at €400 each. I can probably assess the difference, as we installed the same DIY store doors in a vacation home last year.

In the end, no one can give you an exact estimate of what you will pay because we lack the following things to compare: Building ground survey + foundation recommendation (margin of error of +€20,000) exact scope of construction work sample preferences and local connection costs with utility providers and authorities.

Only when these are available do you get numbers that come close to reality. Until then, you have to make do with estimated prices. And Bauexperte has probably been doing their job somewhat longer and will probably be able to estimate quite well. Forget the internet and the sometimes outdated prices. Our seller also laughed at first when we told him we wanted to build with €200,000. Now that we have moved in, bought quality furniture, and indulged in some luxury, there’s a 4 in front of the total price. If we had known that in advance, we probably would never have built :)

Great, then we have something in common and can geek out a bit... :cool:! How much would you estimate this position with reasonable equipment?

For example, in the living room you are already way off with your bet, because according to the construction specification there are 10 sockets indicated there. Judging by my "professional" opinion, quite sufficient... :D! And in the age of WLAN and DLAN, expensive network cabling no longer plays a major role, although it is still sensible, no question...

I have to warn about Wi-Fi: I barely get any reception in our house. The router is on the network cabinet and even has 3 antennas. Well, if there are 2 doors closed between here and the office, the connection keeps dropping, and radio streaming is no longer possible. It's just as bad upstairs. No idea if it's because of the wooden stud walls, or if it's different in solid construction, but I wouldn’t rely on it.

We only use Wi-Fi on the netbook and phone. It's not suitable for work.

If you are so convinced, just go ahead with the construction.

If after four pages of posts you still have doubts about this offer, have an offer made and have it or the complete construction service description checked by an expert.
