Hello,
Well, I am of the opinion that here it is partly calculated with standards that are not necessarily applicable to everyone.
What do you understand by standard?
For my part, I always budget for a KFW 70 building, solidly built with mineral masonry. At this point, I don’t give much thought to sanitary facilities, tiles, or interior doors, because there is such a wide variety in these trades that it cannot be considered in advance. Therefore: basic equipment overall of medium standard. Tile material price €30.00/sqm, interior doors Prüm, and sanitary fixtures from brand manufacturers like V & B or Keramag; not the most expensive, but certainly not the cheapest material. What matters most to me in the cost estimate is that the single-family house is still habitable in 10 years without huge renovation expenses.
And you?
Well, I think I recently read that for a standard shell construction (standard really as standard without KfW, additional insulation, or anything else, because I already classify that in the category "upscale") you can assume something in the range of about €650–750 per sqm including all associated work.
Maybe for the pure shell without exterior plaster
- That means this item would amount to about €80,000 in our example
As described above, that’s roughly correct.
- Windows and front door in normal standard and normal quantity about €10,000
If you buy and install them yourself, that may be accurate. For a turnkey service, at most with one front door at an installation value of €1,200.00 and windows with a Ug value beyond good and evil.
- Exterior plaster about €10,000
That probably doesn’t include a leveling coat.
- Condensing boiler system including radiators about €12,000
Modern condensing technology costs more.
- Screed including insulation, interior doors, and interior plaster about €15,000
If you execute these trades yourself, yes, otherwise it costs significantly more.
- Staircase, sanitary equipment, window sills, electrical about €13,000
My predecessor already wrote about that.
All prices researched independently of the construction company on the Internet and supposedly to be classified as realistic ...
Then it would be logical for you to sign your work contract via the internet, right?
