New construction planning - Am I calculating incorrectly?

That is somewhat overpriced. Having the whole house wallpapered and painted was offered to us for €6000. We laid 130 sqm of flooring ourselves, or had it laid. The cost for this was around €8000 including the tile setter's wages and the parquet installer’s wages... With the parquet, we could have saved €800 through EL. Thus, since we painted ourselves, we paid a total of €10,000 for walls and floors. I would classify the materials we used as upper mid-range. (Cork for almost €25/sqm, parquet €40/sqm, tiles €33/sqm, wallpaper €1/sqm including paste and brush, paint €1/sqm)

I know, but I always like to leave some leeway; "cutting corners" is rarely healthy. Because the savings on one side will usually flow into another project; even if only as a reserve for a kitchen. This way, the estimated total budget remains largely relevant ;)

From my point of view, there are always 2 possible dangers when building a cheap house: 1. The provider deliberately deceives you: They leave out things from the BB that are necessary, but you don’t know about them -> then that’s unpleasant, they can offer it cheap and you will have to pay extra later. In the end, the construction costs just as much as with everyone else (in your construction service description, for example, the provision of construction electricity and construction water is missing [Baustelleneinrichtung is much too vague there] -> this already cost us 2.5k - they only pay for the consumption) 2. The provider completely miscalculates and goes bankrupt (see IBG Haus). If you’re lucky and the provider then finds enough others who sign and thereby finance your BV -> great! If not, you’re in a pretty bad spot (including warranty, remedying defects, etc.). That’s why everyone here makes a fuss and gives well-meaning advice. A construction project simply costs an amount x. No matter who builds it. If you are cheaper, there is a catch. No one here is jealous that you manage it cheaper – people are just skeptical. I have no sympathy for builders who build cheaply and whose providers then go bankrupt because they can’t calculate properly. If you decide on a supposedly cheap offer, you should include that as a potential risk. For us, a criterion in choosing the building partner was how they deal with defects and warranty.

I took your example.

First, a realistic cost estimate:

Total budget: EUR 240,000
Land: EUR 60,000
Single-family house 120 sqm/living space, KfW 70 on slab: EUR 180,000
Additional construction costs: EUR 35,000-40,000
Painting work in DIY: EUR 10,000
Floor coverings in DIY: EUR 10,000
Outdoor facilities in DIY: EUR 10,000
Prefabricated garage 3 x 6: EUR 6,000
Reserve for extras: EUR 10,000
Kitchen: EUR 10,000

Land: €35,000
House: €152,000
Slab: €11,000
Additional costs: €22,000
Painting/plastering done ourselves: €2,500
Floor coverings: €3,000
Outdoor facilities will be done gradually.

Carport: €2,500-3,000 (from equity)
We plan the kitchen with €5,000 (but for the new purchases we have equity of €10,000)
As oven, ceramic hob, microwave, and good refrigerator are already available.
So we only need the furniture and an extractor hood.
As well as a chimney, dining table, and living room table (all from equity). Altogether we are at €11,800
What we have chosen.

So I am of the opinion that here standards are partly assumed which are not necessarily applicable to everyone. I mean, I recently read that for a standard shell construction (standard really as a standard without KfW, additional insulation or anything else, because I already classify that as "upscale") you can assume something in the range of about 650-750 € per sqm including all related work.

- That is, this item would amount to about 80,000 euros in our example
- Windows and front door in normal standard and in normal quantity about 10,000 euros
- Exterior plaster about 10,000 euros
- Condensing boiler heating system including radiators about 12,000 euros
- Screed including insulation, interior doors and interior plaster about 15,000 euros
- Staircase, sanitary equipment, window sills, electricity about 13,000 euros

All prices researched independently from the construction company on the internet and supposedly to be classified as realistic.
The resulting sum matches the offer from the construction company as well as the offers from some supposed "budget manufacturers".
But are they really cheap or maybe just reasonably priced? Is that inferior standard or are your standard expectations rather already upscale? Because you can't generally say that something is bad just because it is cheap, can you?
Of course, high-quality interior fittings, KfW and alternative energies cost considerably more additionally but is that standard or do you have to calculate that as standard? You also can't take a Mercedes S-Class as standard and say that there is no other car fulfilling the same purpose, namely to transport someone comfortably from A to B, for only half the price...

Therefore I find it somewhat too generalized and rather a pity to receive only resistance and remarks like "I don't believe it" or "that doesn't exist" from the "experienced" users instead of helpful tips when you want or can build a house for "only" 150,000 euros instead of 300,000 euros!

Oh yes, and specifically regarding the kitchen price expectation..., a few years ago I had a kitchen unit (Nobilia, so not something cheap) about 7m long plus wall cabinets, 4-zone induction cooktop, self-cleaning oven, dishwasher, and fridge-freezer combo (brand appliances) custom designed and adjusted and including installation and delivery paid 7000 euros. So it does exist... :p
