Key data: purchase price €415,000, approx. 175 m² living space, 850 m² plot area. Basically, the price is good, but I am somewhat cautious.
Pros: Price/performance seems to be okay at first, it is energetically “okay” (class D) without obvious renovation backlogs, I don’t yet have floor plans, but from the description alone it would be large enough for us, it has two nice paved terraces, a fenced garden with trees and shrubs, a really large double garage with attic, it is almost 15 minutes closer to the highway than at the moment, the children could later also take the train to grandma/grandpa.
Cons: It does not match my taste in many places, the issue with the piping/heating must still be clarified before moving in, the exposé currently does not indicate how old the building actually is, only when it was renovated, we also don’t know what/how was renovated (also fresh water/sewage pipes/electrics e.g.?), there are many strangers on the neighboring property on the weekend (next door is a hotel/restaurant), we have no contacts/acquaintances in the village, one would have to consider whether the children would need to change kindergarten. What is due soon for a house from 2010 (if we replace the oil heating right away)? Probably not much apart from cosmetic repairs/maintenance for now? A photovoltaic system would probably still make sense.
