New construction or house purchase and renovation in Bavaria

I did not object to the neighbor going along with it. But a house sale is a transaction between adults. If someone makes a clown show out of it, it has nothing to do with presumption to make clear their dignity as a serious interested party.

Hello everyone,

The heirs no longer live nearby and understandably do not want to constantly drive to the location. There are many interested parties for a viewing, but fewer serious buyers. I don't know whether the neighbor is paid for the maintenance of the house/the viewings or if he does it as a friendly service for the family. Of course, he knows the family well. We also got along well with the older gentleman (typical Waidler).

I sent her a friendly message today asking when we can expect feedback and that we would also be happy to stop by for an informal meeting over coffee and bring proof of assets if interested. On the one hand, so that we are not sitting nervously and inactive on hot coals indefinitely, and on the other hand, to make it clear in writing once again that we are serious and would like to buy.

No, unfortunately not. I entered a number combination from it, which showed me 281 offers from a specific region. Nothing else worked, or I also stopped my investigations due to lack of time.

On the desktop there is a better link than the one from the phone, namely expose/2dhp55e – that way you can also find it immediately in the search engines. We have an inspection appointment next Saturday for a building renovated in 2010, Exposé expose/2cw9j5s on Immowelt. Key data: purchase price €415,000, approx. 175 m² living space, 850 m² plot area. Basically, the price is good, but I am somewhat cautious. Pros: Price/performance seems to be okay at first, it is energetically “okay” (class D) without obvious renovation backlogs, I don’t yet have floor plans, but from the description alone it would be large enough for us, it has two nice paved terraces, a fenced garden with trees and shrubs, a really large double garage with attic, it is almost 15 minutes closer to the highway than at the moment, the children could later also take the train to grandma/grandpa. Cons: It does not match my taste in many places, the issue with the piping/heating must still be clarified before moving in, the exposé currently does not indicate how old the building actually is, only when it was renovated, we also don’t know what/how was renovated (also fresh water/sewage pipes/electrics e.g.?), there are many strangers on the neighboring property on the weekend (next door is a hotel/restaurant), we have no contacts/acquaintances in the village, one would have to consider whether the children would need to change kindergarten. What is due soon for a house from 2010 (if we replace the oil heating right away)? Probably not much apart from cosmetic repairs/maintenance for now? A photovoltaic system would probably still make sense.

After reading the advertisement again, I think the main issue will be the utility connection. The oil heating is located in the "main house" aka hotel/restaurant, and all the pipes run somewhere through the shared wall.
That means we need to take a close look: where could the utility room with fresh/waste water, heating including hot water preparation, electricity, internet be accommodated, how/where can it be connected (right of way for pipes, do the pavement and the forecourt of the neighboring property need to be dug up because we have to reach the main street?), to what extent will there be a need to chase walls inside the house again...
An investment of around 50-70K Euros can certainly be expected.

Hello everyone,

I'm getting in touch again. We have continued to try to secure an existing property recently, unfortunately without any success. In some cases, the houses were sold before we could even attend the viewing appointment.

Today we plan to visit a building plot in the neighboring community. The total costs amount to about 90,000 euros including notary and land transfer tax for 909 m² on the southwest slope. It is the last plot in the cul-de-sac with the turning circle in front, so also ideal in that respect. I strongly assume that we will apply for it. The plot will return to the municipality in November.

If that works out, I will have to look into possible funding programs again and also contact the nearby construction companies. Until then, as always: wait and drink tea.

PS: Our eldest will turn 6 years old next month, we are slowly feeling the pressure of time to have made a firm decision about the future residence before starting school.
