I meant the already built-up areas on the plan to the right of plot no. 2, for example. On the newly uploaded drawing in gray. Are they not built on yet? They at least border directly on no. 2, right? For no. 6, I can see that there is still a green strip in between, so it is probably less relevant there.
Free-standing single-family houses stand on the already built-up areas. The new houses would also stand as shown in the picture, that is the building boundary.
You have to look into that. The sun should be just behind the day care center right at quitting time. I assume it has 4-5 floors? Regarding the evening sun, none of the plots should be really great.
I would also clarify the issue of access. The yellow road does not go to the plot, perhaps it is then a private road? Is there a gate, where does the garbage collection pick up, are you co-owners there or do you get a right of way over the day care property?
The residences will have 2 full floors and a set-back floor.
Correct, the yellow street does not go to the plot; it says something about private traffic area. I have not yet inquired whether we would get a right of way or if it will be a private road for the owners.
On both plots, the residences are on the west, so I would check how tall they will be and how much evening sun you will actually get there.
Do you have children (planned)? They like the sun earlier in the day as well. :) And on weekends, you are outside during the day anyway.
As shown, both houses also have space for a terrace on the south side.
Personally, no. 6 feels too close, especially because of the entrance.
They will have 2 full floors and 1 set-back floor.
Our daughter is already 12, so now not much time is spent playing in the garden anymore.
The proximity to the entrance is what is also on my mind personally.
I don’t find plot 2 very attractive because visitors drive past looking for parking, especially on Sundays during peak visiting times, when you would rather have peace in your own garden. If the house is also located as far back as shown on the plan and the garden is at the front, I would think twice about it. For no. 6, there will certainly only be more traffic in the morning and late afternoon because of the day care center.
But then there is still the question of deliveries/garbage collection. If there is regular delivery traffic in front of no. 6 or if the garbage containers are there, that is also a restriction.
I would definitely clarify that beforehand.
How high will the senior residence be?
You have basically described my concerns about no. 2 1:1, so I’m probably not entirely wrong about that :)
I definitely have to clarify beforehand who uses the entrance to the day care center… if indeed all the suppliers, food services, laundry, etc. go in there, then that won’t work.
