I don't find plot 2 very attractive, as visitors drive by looking for parking, especially on Sundays during peak visiting hours, when you would much prefer peace in the garden yourself. If the house is then set as far back as shown on the plan and the garden faces forward, I would think twice about it. With plot 6, due to day care, there will certainly be more traffic only in the morning and late afternoon. But then there is still the question of delivery/waste collection. If there is regular delivery traffic in front of plot 6 or the garbage containers are placed there, that is also a restriction. I would definitely clarify that beforehand. How tall will the senior residence be?

Free-standing single-family houses stand on the already built-up areas. The new houses would also stand as shown in the picture, that is the building boundary.



The residences will have 2 full floors and a set-back floor.

Correct, the yellow street does not go to the plot; it says something about private traffic area. I have not yet inquired whether we would get a right of way or if it will be a private road for the owners.

Our daughter is already 12, so now not much time is spent playing in the garden anymore.

The proximity to the entrance is what is also on my mind personally.



You have basically described my concerns about no. 2 1:1, so I’m probably not entirely wrong about that :)

I definitely have to clarify beforehand who uses the entrance to the day care center… if indeed all the suppliers, food services, laundry, etc. go in there, then that won’t work.

That amounts to roughly 10-11 meters in height. Try playing with a sun position simulator. Roughly estimated, the sun should disappear behind the building shortly after 7 p.m. Plot 6 is probably even better than Plot 2 in terms of evening sun.

I have found the following regarding the heights.

"The investor aims to construct a senior residence in the planning area, consisting of several building structures. The building designated for the nursing home in the northwest of the planning area is intended to accommodate approximately 148 barrier-free care places, all designed as single rooms. The senior residence will have its own full kitchen, and the dining area will be publicly accessible and can thus also be used by neighbors or visitors. For this building, a maximum overall height of 13 meters is planned with a four-story design (3 full floors plus a recessed floor). It is structured in terms of height by staggering individual building parts with different numbers of floors and thus fits into the overall urban development. South of the nursing home is an apartment building, which is to include 29 apartments for seniors with corresponding services. This building has two full floors plus a recessed floor. Adjacent to the apartment building, a single-story day care facility with 18 places is being constructed."

So the apartment building in the south (at property #6) is about 10 m high.

You will certainly have no sun there after 5 p.m.

There is a traffic study; have you already reviewed it?

And pick-up and drop-off services? That could already get hectic in front of your own door.

And if a van parks blocking me, unloads 4 wheelchair users, and I’m sitting there with the engine running on my way to work, the day would already be ruined...
