Who then decides what is allowed to be built? If it is the building authority or district office, decisions are made fairly according to the law. If it is a municipal council, there is a lot of personal influence involved. Then the standard argument that cannot be countered is not typical for the area. If you have the time and the seller cooperates, make a preliminary building inquiry. Do you want to finance the project alone? 1 million for the plot and a few more € for the construction?

I have to be honest: I would have respect for such numbers or risk. When you look for real estate, you often exclude something for yourself: too expensive, only a semi-detached house, etc. Now you have the prospect of a plot of land, don't know exactly, time has to be invested in a building pre-application, later money for demolition and new construction, and who will buy the semi-detached house then, you don't know either. In addition, you are moving in an area where financing is uncertain. The result is this semi-detached house of 200 sqm at not exactly a bargain price, ready to move in in about 3 years. I don't know the area, but if I enter the surroundings or directly the town into the search portal, I find adequate, nice, seemingly well-maintained and friendly semi-detached houses that you could grab now and immediately. Maybe you have rejected something like that for months. But considering that you can't "build" anymore either, I would rethink these houses as my future home. :)

It is always a proportionality between what is there and what comes in. Many house building projects in smaller price ranges are realized with a portion of chutzpah and courage. The absolute numbers do not say much at first. Such a property only ties up more capital. With regard to realizing one's own wishes, the question is how fixated is on a certain house type. If the buildings in the neighborhood fit the desired pattern, the risk is manageable.

I will buy this plot of land with a friend, who would also build the second semi-detached house. The plot would therefore cost me 500K. I assume that the construction costs would be around 400,000 (but not really certain yet). I also assume it could be finished in 1 to 1.5 years. There are not many houses on the market there, but as far as I have seen, this would be less than a comparable house in this neighborhood. According to an informal response from the building authority, we can basically demolish the old house and build 2 semi-detached houses (if the buildings in the neighborhood fit the pattern). We plan to build the houses exactly like the houses on the other side of the street, so I assume we have a good chance that it will be accepted.

I am not concerned with the sum itself, but with the risk of uncertain bargain-free building. Now, 409 sqm are hardly generous enough to realize your big dreams. Apparently, limits are mentioned there. And does that have any added value compared to the existing buildings? What do you dream about at night? This topic has been debated back and forth in this forum for 2 years now: one waits 9 months for their building permit, another 9 months until the BU (builder) finally gets going. Together, that makes the move-in wait quite long. I already see the problem of building in agreement with the friend/friends. Even among friends (or especially there?) one wants to push through their own thing. But the problems really only arise in intensive planning. Good luck – you can report back :)

Do I read from this that families do not yet exist and it is seen more as an investment than for personal use?
