A large part of the property is largely a gently sloping terrace

For me, 18% is already quite steep. Do you have a photo of how your western neighbor has built?

Thank you, we are also looking forward to the beautiful view. Would you like to explain to me how you calculated the 18% for the section? I can't find sufficient data about this in the Bayern Atlas and would like to learn more here. I am currently online via mobile, so I have attached screenshots from my phone (Google Street View). In this case, pictures of "all" western neighbors for better understanding. Picture 1 shows the paved parking spaces of the first houses in the street (I think a developer project), you can see that it is leveled, retained, and a stairway built up to the embankment at the front. The house then stands on the leveled area and partly built into the slope above. The next neighbor has an ascending driveway, no garage, as it looks like he modeled the entire property and put the house on the level; at the back I don't see a wall for the slope, only the next embankment to the house above. The direct neighbor left the embankment beside the street as it is, except for the driveway to the garage, where excavation took place. The house also stands on this upper level, and at the back you can see the slope, where I recognize a retaining wall. Does this already help you further? Edit: Almost forgot the answer to 11ant. On weekends I am active for research but do not make appointments. I will clarify this with my better half and then we will gladly get back to you.

That is already possible in the Bayernatlas.



But that is the original terrain. So any changes by neighbors or road builders are not taken into account. Do you have the height of the street from somewhere?

In the 3rd picture, you can clearly see that the western neighbor to the north has a retaining wall made of L stones, contrary to the development plan. However, the cut for modeling will presumably be adhered to. I am surprised that the building authority allows something like this.

What is your idea of how you want to place the house? Garden more to the west or the east? House as high as possible? Parking spaces or garage where and how high? The neighbor has theirs far back and deeply buried.

Unfortunately not, we have to have the site surveyed or I can inquire about the road height at the municipality. The notary appointment is scheduled for about the first week of December.


Yes, the neighbor apparently carried out a few things true to Pippi Longstocking.

We would have placed the garage towards the neighbor, just further down. The house rather as high up as possible. Split-level would be suitable, probably roughly sketched like in the drawing.

Split level is expensive and not necessary here.
