That looks quite nice. Is the residential house connected to the commercial building's utilities?

If I have read it correctly, there is a wood stove in the workshop. Ideal for a carpentry business. The staircase directly from the living room would bother me.

Yes, it certainly looks that way. In the picture of the house entrance, you can see a green (provisionally fixed) pipe, which I assume are heating pipes.

Hello everyone,

Originally, I had prepared a longer post in which I explained why this property definitely would not have worked. In the end, the exact reason doesn’t really matter; it simply didn’t fit.

Now we have discovered another existing property in our preferred place to live, which can be found on Immowelt under /expose/3f535178-6699-4215-a555-73ad9e2174e5

Unfortunately, the data on Immowelt do not really match the data in the building documents. The living area is about 128.8 m2, the input plans are from 1957, so it can hardly have been built in 1954. The plot is also somewhat smaller than 950 m2, about 905 m2. There is no mountain view either; the house is too closely built up or the slope is not steep enough.

The house is definitely not dilapidated, but of course in need of major renovation. One room in the basement is damp; during the walkthrough today we noticed a sewage shaft for the rain gutter; it could be that water is seeping into the basement wall here.

The heating (oil) probably dates from the late 80s, the heating pipes are already insulated, new radiators with thermostats have been installed. The electrical system was also renewed at the same time.
The roof was replaced around the same time; there is no internal roof insulation; the attic was completely dry.
Basically, there is no external insulation. The windows are original from the year of construction (wood) with exterior roller shutters. The floors are all old, as are the bathroom and toilet.

Basically, we can currently imagine both a renovation with an extension and a demolition and new build with possible continued use of the basement. Two questions naturally concern me: first, to what extent the price can still be negotiated (we are thinking of 125,000 euros, so only about the land value) and, of course, to what extent a renovation or demolition is more sensible.
The garage has to go anyway, as no car of today’s design fits in there anymore.

I have attached the floor plans for you; exterior photos can be found in the Immowelt listing, but the photos there are already older. The house has now been empty for about 2 years.

That would bother me the most. The architect seems to have fully mastered the measurement system of the new brick format, which would suggest a construction year from around 1958; but the exterior walls are still 24 cm thick, which is why I estimate it to be hardly younger than around 1961. The construction style indicates orderly conditions, which have already left behind the austerity of the post-war years. Adenauer and Hesselbach send their regards.
