I don't see any contradiction there. A new building is more expensive than an old building. But then you're just comparing apples and oranges. With an old building, there is the risk that you sugarcoat the need for renovation and postpone the necessary expenses into the future. If you try to make both houses roughly equivalent, there is almost nothing left of the old building and the costs can also get out of hand. With 100k and decent building substance, you can of course consider the existing house as a standing shell.

Exactly: a new building is only more expensive than an old building if you reasonably content yourself with bringing the old building up to the year 2000 standard. If you "lift" the old building to the 2010 or even 2023 standard, economically the new building is ahead. As a kind of converse, one can write in the poetry album of new building owners that there is also considerable saving potential in new buildings by keeping distance from the latest trends. The price for a 140 sqm home only covers 110 sqm if you want to upgrade it to a Superior Advanced Smarthome.

That is why I do not recommend taking out a loan for the total amount of the "turnkey" construction costs (and especially not with the perspective of "working" the equity capital at the horse racing track or similar). Instead, design the financing amount with the financial advisor according to the repayment grants (for a house that is neither oversized in size nor standard). That is significantly more wealth-building than a househusband can squeeze out as a day trader between house and family work.

I'll pick up my own thread again. In the meantime, we visited building plots, but unfortunately none of them were a hit. Additionally, I was sick for quite a while and very busy with work, so the search stalled completely at times.

There haven't been any interesting offers for existing buildings for quite a while, but this week was different. We took action immediately and now have a viewing appointment on Wednesday. Maybe you want to take a look at the property with us. What strikes me, of course, is on the one hand that there is a lot of DIY involved and that KFW55 and energy efficiency class E don't really seem to fit together. Also, several construction issues are still open. Otherwise, it wouldn't be my planned building style, but for our area here it's quite fitting, and I'm curious how it looks live and in color. The listing can be found on various portals under "Traditionell-modern und so gut wie neu - Einfamilienhaus bei Drachselsried."

And no, we don't have a carpentry shop, but the extension can also be used as a garage with storage space. ;)

Is the carpentry (tools) involved?

Do you like it like that in the countryside?

It is less nice that the real estate agents rarely show the floor plans.

The location is okay, by now we are used to country life (without two vehicles nothing works here anyway). We have to see how much the main road can be heard. Just like the composition of the neighborhood (are there children of similar age, etc.). Many former kindergarten friends of our eldest go to the Montessori elementary school there, you could also make contacts through that.

The house is about a 15-minute drive from our current place of residence.

What exactly of interior furnishings/tools is potentially included we will have to clarify on site. I assume it is not included in the price.
